Exterior Design. The Project A/E will assist the User in presenting the Module 2 design to the Texas A&M Design Review Sub council for review of exterior design compatibility with the existing library facility and design compliance with the Riverside Campus Master Plan. Reviews will be at Schematic and Design Development stages. The Project A/E to make adjustments to design as required for approval. The module 2 tilt wall system is to match the natural xxxx concrete (no added die color or paint) of the Module 1 accent wings. Security cameras and outside lighting will be required for the Module 2 expansion. The Project A/E should review the existing Module 1 conditions and coordinate the Module 2 lighting and security cameras to provide surveillance at each of the exterior doors. It appears the security cameras on the north and south can have additional cameras mounted pointing in opposite directions. The Module 1 west wall cameras and lighting should be relocated to the Module 2 west wall.
Exterior Design. The exterior design approach for the Project will prioritize the preservation of the existing building’s historic character, while incorporating modern enhancements to support use as a boutique hotel. The building's brick facade will be refurbished to address areas of wear and to maintain structural integrity. Existing storefront and windows will be replaced with historically appropriate window designs that align with the building's original architectural style. All door and window installations will comply with appropriate egress and safety requirements, as regards a boutique hotel use. Additional windows will be introduced on the upper west wall. Subject to consistency with historic preservation requirements, the Developer may add balconies on the north, east, and south sides of the building, with architectural details that reflect the period style of the building. A conceptual design for the exterior of the Project is attached to and incorporated into this Agreement as Exhibit **.
