Hotel Use means space within a structure or portion thereof intended or primarily suitable for the operation of a hotel, including all office and other uses accessory to the renting of guest rooms, but excluding retail uses and office uses not accessory to the hotel use.

Hotel Use shall not pertain to the Leasable Space provided such Leasable Space is leased to and operated by a third party separate and independent of the operator of the Hotel.
