Furniture and Fixtures. At its own cost and expense, Lessor shall furnish and install furniture, fixtures and equipment as are in Lessor's sole opinion necessary to provide suitable office accommodations for Lessee, upon such terms and conditions routinely applicable to the Facility. All such furniture, fixtures and equipment shall remain Lessor's property.

Furniture and Fixtures. All furniture, fixtures and equipment placed in the Premises by Lessee shall remain the property of Lessee, subject to the rights of Lessor as provided by law or this Lease. Lessee may, at the expiration of the term of this Lease, remove such furniture, fixtures and equipment if removal is done so as not to damage the Premises, provided that there are no current defaults in the obligations of Lessee under this Lease which would entitle Lessor to a lien on such furniture, fixtures and equipment.
Furniture and Fixtures. Chairs, tables, display cases, partitions, window sills, walls, ceilings, doors, and fixtures shall be cleaned and kept free of dust, dirt, cobwebs, spots, steaks, swirl marks, detergent residue, and encrustations. The cleaning process shall be safe and harmless to the surfaces cleaned and shall not adversely affect appearance or durability. If chairs and tables are found to be damaged the Contractor shall put them aside and contact the City for replacement.
Furniture and Fixtures. All readily moveable furnishings, store fixtures and equipment owned and used by Tenant in the Premises shall at all times during the Lease Term be and remain the property of the Tenant without regard to the means by which they are installed in or attached to the Premises. Upon expiration or termination of this Lease, Tenant shall remove all such furnishings, fixtures and equipment and restore the Premises as provided in Paragraph 10 hereof, provided that Tenant shall not remove any equipment, conduits or fixtures providing water, plumbing, including water heater, electrical, heating, ventilation, air conditioning, lighting, exhaust and sewer service to the Premises, all of which, together with any other furnishings, fixtures and equipment not removed by Tenant as provided above, shall become the property of Landlord upon expiration of the Lease Term or termination of Tenant’s right to possession of the Premises and if not already owned by Landlord shall be conclusively presumed to have been conveyed by Tenant to Landlord. If the removal or installation of such furnishings, fixtures and equipment results in any damage to the Premises, Tenant shall repair the same to the end that the Premises shall be restored to the condition in which they were found immediately prior to the installation of the same, normal wear and tear excepted.
Furniture and Fixtures. Subtenant may from time to time, and shall at the termination of this Sublease, remove its trade fixtures, office supplies and movable office furniture and equipment not attached to the Subleased Premises provided: (a) Subtenant is not in default of any obligation or covenant under this Sublease at the time of such removal; and (b) Subtenant promptly repairs all damage caused by such removal. All other property at the Subleased Premises and any alteration, installation, addition or improvement in or to the Subleased Premises (including wall-to-wall carpeting, paneling or other wall covering) and any other article attached or affixed to the floor, walls or ceiling of the Subleased Premises shall remain the property of Sublessor and shall remain upon and be surrendered with the Subleased Premises as part thereof at the termination of this Sublease (or at the termination of Subtenant's right to possession of the Subleased Premises), Subtenant hereby waiving all rights to any payment or compensation therefor.
