Landlord's Right to Effect Repairs. If Tenant should fail to perform any of its obligations under this Article VIII, then Landlord may, if it so elects, in addition to any other remedies provided herein (including, without limitation, its remedies under Article XII hereof), and after not less than 30 days' prior written notice (or such shorter notice period as is reasonable under the circumstances), effect such repairs and maintenance. Any sums expended by Landlord in effecting such repairs and maintenance shall be due and payable, on demand, together with interest thereon at the Maximum Rate of Interest from the date of each such expenditure by Landlord to the date of repayment by Xxxxxx. Nothing in this Section 8.3 shall limit Landlord's other remedies under this Lease.

Landlord's Right to Effect Repairs. If Tenant should fail to perform any of its obligations under this Article VIII, then Landlord may, if it so elects, in addition to any other remedies provided herein, effect such repairs and maintenance. Any sums expended by Landlord in effecting such repairs and maintenance shall be due and payable, on demand, together with interest thereon at the Maximum Rate from the date of each such expenditure by Landlord to the date of repayment by Tenant prior to effecting such repairs on behalf of Tenant, Landlord shall provide Tenant with the opportunity to cure provided for hi subparagraph (b) of Article XX (except, however, in case of emergencies or in order to mitigate Landlord's damages, in which case, such notice as is reasonable shall be given).

Landlord's Right to Effect Repairs. In addition to all other remedies allowed under this Lease, if Tenant does not properly repair or maintain the Premises within 15 Business Days after receiving written notice from Landlord, Landlord may cause such repair and maintenance to be made and may invoice Tenant for the costs of the repair and maintenance. If the repairs or maintenance involve an issue of health, safety, or welfare, no written notice by Landlord is required and Landlord may immediately begin repairs and maintenance. Tenant shall pay (as additional Base Rent without any deduction or set-off whatsoever) all costs of the repairs and maintenance within 30 Business Days following demand for payment. Nothing set forth in this Lease obligates Landlord to perform any maintenance or repairs of the Premises.
Landlord's Right to Effect Repairs. In the event that Tenant does not properly repair and/or maintain the Improvements, Landlord shall notify Tenant in writing of those areas that are not being properly repaired and/or maintained. If, however, after thirty (30) days, Tenant fails to make such repair and/or maintenance, Landlord may cause to have such repair and maintenance made and shall invoice Tenant for the repair and maintenance completed. Such amounts shall be payable to Landlord as additional rent, without any deduction or set off whatsoever. If Tenant does not pay said costs within thirty (30) days, this Lease shall be deemed to be in default, and Landlord shall be entitled to all legal remedies provided hereunder, subject to any applicable notice and grace period. Nothing set forth in this subsection 16.02 obligates Landlord to perform any maintenance of the Premises or repairs to Tenant’s Improvements.
