Lease and Description of Premises. Landlord, for and in consideration of the rent, covenants, agreements and conditions stated herein, does hereby lease to Tenant and Tenant does hereby lease from Landlord the following described premises (hereinafter referred to as the "Leased Premises") situated in the Flagship Enterprise Center Building located at 0000 Xxxxxxxxxx Xxxxx, Xxxxxxxx Xxxxxxxx Xxxx, Xxxxxxxx, Xxxxxxx 00000 (hereinafter referred to as "Building") and including all that certain space, which is on the first floor of the Flagship Enterprise Center Building which is designated Suite #113 consisting of 440 square feet as shown in Exhibit "A." Because of the special nature of Landlord's building, Landlord has the option, in its sole discretion, to require Tenant to move to comparable space in the Building during the term of this Lease.

Said Building which is designated as the Flagship “A-1” (Accelerator) Building, consists of 70,000 square feet of space.

In the event that Landlord decides to require Tenant to move, the following additional terms shall apply: (A) Tenant shall have at least 90 days notice of such move; (B) All costs, including Tenants moving expenses, associated with the relocation shall be borne by Landlord.

In the event that Landlord decides to require Tenant to move, the following additional terms shall apply: (A) Tenant shall have at least 90 days notice of such move; (B) All costs, including Tenants moving expenses, associated with the relocation shall be borne by Landlord.

Lease and Description of Premises. Subject to and upon the terms, provisions and conditions hereinafter set forth, and each in consideration of the duties, covenants and obligations of the other hereunder, Landlord does hereby lease, demise and let to Tenant, and Tenant does hereby lease from Landlord the Leased Premises. Prior to occupancy by Tenant, Landlord may, in its discretion, relocate Tenant to other comparable space in the Building, which new location shall be described by an amendment to this Lease. After occupancy by Tenant, Landlord shall have the right to relocate Tenant to comparable space within the Building upon thirty (30) days' notice, provided Landlord, at its expense, constructs comparable improvements for Tenant and moves Tenant's personal property to the new location and provided that Landlord shall reimburse Tenant for the actual expense involved in reprinting stationary and having telephone equipment transferred.
