(b) The subsidy will be granted only in respect of a short-term tenancy at a rental which is higher than the teacher could normally be expected to afford. The amount of the subsidy will be the excess of the rental over one-sixth of the teacher’s gross salary. The period of subsidy is limited to three months. In exceptional cases the Secretary for Education may approve an extension to six months. (c) Furniture storage charges may be met while the teacher is on a rent subsidy.

Rent Subsidy. (i) Seller is responsible for marketing (including leasing commissions agreed to by Seller) and leasing the remaining space on the Property or to be built pursuant to Paragraph 9(b) below, at rental rates on an aggregate, annualized basis based upon monthly rental payments consistent with the aggregate, annualized rental income projected for the Property in that certain pro-forma ("Project Pro-Forma") dated December 29, 1997 which has been provided to Purchaser, and which is attached hereto as Exhibit "H". In the event the actual, aggregate annualized rent based upon monthly rental payments under leases executed between January 1, 1998, and the Community Center/Triangle Closing Date ("New Leases") is less than the Project Pro-Forma, aggregate annualized rent for such space, Seller shall have the option to (A) have such difference for any New Lease (based upon the average effective rent for the first half of the Lease Term for any such New Lease) capitalized at 8.28% to determine the credit Purchaser will be entitled to receive on the final Escrow Closing statement for the Community Center/Triangle Closing or (B) subsidize the rent payable under any such New Lease during the term of the Rent Subsidy Agreement for any such space until the earlier of (1) the date the annualized rent payable under such New Lease based upon monthly rent payments is greater than or equal to the Project Pro-Forma rent for such space or (2) the date Seller is released from liability under the Rent Subsidy Agreement as set forth below. Purchaser shall have the right to approve the terms of New Leases, which approval shall not be unreasonably withheld, conditioned or delayed. Purchaser hereby approves the new tenant prospects identified on Schedule 9. If the actual, aggregate annualized rent, including percentage rent and increases in minimum rent, based upon monthly rental payments under the New Leases (other than New Leases for which Seller has exercised its option under clause 9(a)(i)(A) above) and payments of percentage rent under Existing Leases and New Leases for which Seller has exercised its option under clause 9(a)(i)(A) above is greater than the Project Pro-Forma, aggregate annualized rent for such space, Seller shall have the right at Seller's e...
Rent Subsidy. 4.1 The Council will subsidise the market rent to the value of [??] per annum, for the full term of the Lease. 4.2 If the Service Provider fails to deliver the service or comply with their responsibilities as outlined above, the Council reserves the right to reduce the rent subsidy or reinstate the market rent. In this instance, the Council would take steps to terminate the lease. 4.3 The Service Provider will be served written notice and there will be a six month review period prior to any action.

Rent Subsidy. Buyer is entitled to a credit at Closing in the amount of $1,906.43 per day for the period between Closing through August 31, 2012, inclusive of the day of Closing.
Rent Subsidy. 3.3.1 The parties acknowledge that the Rent includes a discount equivalent to the Rent Subsidy Percentage for each Rent Subsidy Criteria which the parties acknowledge the Lessee complies with in Schedule 2. 3.3.2 Prior to 1 September in each year of the Term the Lessee must complete and return a completed Rent Subsidy Criteria Questionnaire with copies of documentation supporting the Lessee’s responses to the Rent Subsidy Criteria Questionnaire to Council. 3.3.3 The Lessee’s failure to provide a completed Rent Subsidy Criteria Questionnaire to the Council by 1 September in each year of the Term will constitute a failure by the Lessee to evidence compliance with the Rent Subsidy Criteria in Schedule 2. 3.3.4 If applicable, after the Rent has been reviewed to Current Market Rent in accordance a Market Review, a rental discount equivalent to the Rent Subsidy Percentage for each Rent Subsidy Criteria will be applied to the Rent as determined by the Market Review. 3.3.5 A failure by the Lessee to comply with any Rent Subsidy Criteria in relation to which a discount has been applied during the Term will be a breach of an essential term of the lease. 3.3.6 The Council may review the Rent Subsidy Criteria on an annual basis. 3.3.7 The Council must notify the Lessee in writing of any changes to the Rent Subsidy Criteria within a reasonable time after the Council has made any such changes to the Rent Subsidy Criteria.
