Letting Management. In addition to the above, the following services will also be included: • Carry our quarterly inspections at the Property and advise the Landlord on the state and condition of the Property. • Liaise between Tenant/s and Landlord in all matters relating to the property throughout the term of the Tenancy. • Contact both Tenant/s and Landlord to arrange extension of tenancy agreement. Where ever possible (unless the Landlord has previously notified the Agent in writing that they do not wish to renew), the tenancy will be renewed or extended to the same tenant originally introduced by the Agent. • At the end of the Tenancy arrange collection of all keys and entry fobs, check the inventory and prepare, if appropriate, a schedule of dilapidations for agreement between the Landlord and the Tenant/s. • Return the security deposit to the Tenant/s less any deductions in accordance with the Deposit Protection Service. • Demand rents and forward such, less our fees to the Landlord on the working day it is received. Payments will be via direct bank transfer, unless otherwise stated by the Landlord, and a detailed rent statement will be forwarded to the Landlord. • Carry out the duties of the Managing Agent in regard to any repairs and statutory obligation on the Landlords behalf. • Making payments on behalf of the Landlord from rents received for costs in managing the property. • Co-ordination of repair or maintenance including arranging for tradesmen to attend the Property and obtaining estimates where necessary, supervising works and settling accounts from rents received. • Maintenance of Gas and Electrical Safety records in accordance with current legislation throughout the term of the tenancy. • Provide a Rent Guarantee on Tenant/s with nil excess for 13% Management fee. • Set up a monthly standing order, payable by the tenant/s direct to Xxxxxxx Xxxx & Co.
Letting Management. During tenancy ● Arrange for rent collection and remittance to Client within 30 days. ● Act as the point of contact for tenants in relation to all repairs and maintenance and arrange as necessary for: Repairs/replacement of damaged items Maintenance of essential items and servicesMonthly financial report At end of tenancy ● Retrieve the keys from the tenant. ● Note the readings on the [gas/electricity/water/utility] meters. ● Carry out an inspection of the property (noting any visible changes from the initial condition). ● Photograph the interior and exterior of the property. ● Check the inventory of the contents of the property. ● Invite tenant to include their observations on the inventory/condition of the property/the readings from the utility meters. ● Arrange for the request of the final accounts for various utilities. ● Assess the extent of repairs/maintenance work necessary and advise Client accordingly. ● Calculate the amount, if any, of the “tenancy deposit bond” to be deducted to cover breaches of the tenancy and appraise Client. Part III: Additional Services charged at rates as set out in clause 10.2.3, includes but not limited to: IN PREPARATION FOR A NEW TENANCY Repairs/replacement of damaged items Maintenance of essential items and services Internal cleaning Insurance claims Inspection of property Preparation of claim Liaising with claims adjustor Liaising with block management (if applicable) Repairs / reinstatement of property Etc.

Letting Management. (Appendix 2 contains a list of activities which can typically be carried out during Letting Management. For the purposes of completing this Part the Client and the Agent should consult Appendix 2 and include herein details of the relevant services.)

Related to Letting Management

  • Property Management Borrower will provide for professional management of the Mortgaged Property by the Property Manager at all times under a property management agreement approved by Lender in writing. Borrower will not surrender, terminate, cancel, modify, renew or extend its property management agreement, or enter into any other agreement relating to the management or operation of the Mortgaged Property with Property Manager or any other Person, or consent to the assignment by the Property Manager of its interest under such property management agreement, in each case without the consent of Lender, which consent will not be unreasonably withheld.

  • Labour Management (a) No employee or group of employees will undertake to represent the Union at meetings with the University without the proper authorization of the Union. Neither will the University meet with any employee or group of employees undertaking to represent the Union without the authorization of the Union. In representing an employee or group of employees, an elected or appointed representative of the Union will speak for the Union.

  • Traffic Management The Customer will not utilize the Services in a manner which, in the view of the Centre Operator, significantly distorts traffic balance on the Centre Operator’s circuits which are shared with other users. If, in the reasonable view of the Centre Operator, the Customer’s traffic patterns cause or may cause such distortion, the Customer should have a dedicated circuit capability. If the Customer declines to do so then the Centre Operator may suspend the Services while the matter is being resolved. If there is no resolution within 5 business days then either party may terminate the Agreement.

  • Security Management The Contractor shall comply with the requirements of the DOD 5200.1-M and the DD Form 254. Security of the Contractor’s electronic media shall be in accordance with the above documents. Effective Program Security shall require the Contractor to address Information Security and Operations Security enabled by the Security Classification Guides. The Contractor’s facility must be able to handle and store material up to the Classification Level as referenced in Attachment J-01, DD Form 254.

  • Pain Management Inpatient rehabilitation for Pain Management is excluded.

  • Data Management Contractor will not use State data, including production data, for testing or development purposes unless authorized in writing by the State Chief Information Security Officer or delegate. Contractor will implement and maintain procedures to physically and logically segregate State data, unless otherwise explicitly authorized by the State Chief Information Security Officer or delegate.

  • Patch Management All workstations, laptops and other systems that process and/or 20 store PHI COUNTY discloses to CONTRACTOR or CONTRACTOR creates, receives, maintains, or 21 transmits on behalf of COUNTY must have critical security patches applied, with system reboot if 22 necessary. There must be a documented patch management process which determines installation 23 timeframe based on risk assessment and vendor recommendations. At a maximum, all applicable 24 patches must be installed within thirty (30) calendar or business days of vendor release. Applications 25 and systems that cannot be patched due to operational reasons must have compensatory controls 26 implemented to minimize risk, where possible.

  • Access Management The Engineer shall coordinate and evaluate access management within the project limits in accordance with the latest State Access Management Manual or as directed by the State.

  • Project Management Project Management Institute (PMI) certified project manager executing any or all of the following: • Development of Project Charter • Development of project plan and schedule • Coordination and scheduling of project activities across customer and functional areas • Consultation on operational and infrastructure requirements, standards and configurations • Facilitate project status meetings • Timely project status reporting • Address project issues with functional areas and management • Escalation of significant issues to customers and executive management • Manage project scope and deliverable requirements • Document changes to project scope and schedule • Facilitate and document project closeout
