Term of the Tenancy. The term of the rental will be and will begin on , 2 , and will end on , 2 . If Tenant vacates before the term ends, Tenant will be liable for the balance of the rent for the remainder of the term.
Term of the Tenancy. 3.1.1 The Lessor is hereby letting to the Lessee and the Lessee is hereby renting from the Lessor the Object of the Lease and the Attached Areas for a term of 7.5 years, commencing from the Date of Delivery of Possession of the Object of the Lease (hereinafter: "the Term of the Tenancy" or "the First Term of the Tenancy"). If and insofar as the actual Date of Delivery shall be postponed due to the provisions of Section 5.1, the date of commencement of the Term of the Tenancy shall be deemed to be the actual Date of Delivery and the date of termination of the Term of the Tenancy shall be postponed accordingly.
3.1.2 The Lessee hereby undertakes to open the Object of the Lease for day-to-day business activity and to manage a business whose object is specified below in the Object of the Lease, throughout the entire Term of the tenancy.
3.1.3 Since the Lessee is renting from the Lessor an additional area within the confines of the Science Park, pursuant to the First Lease (hereinafter: "the Object of the Lease Forming the Subject Matter of the First Lease"), it is agreed that the term of the tenancy of the Object of the Lease Forming the Subject Matter of the First Lease shall be adjusted so that the present term of the tenancy of the Object of the Lease Forming the Subject Matter of the First Lease shall be extended so that it shall terminate at the end of the Term of the Tenancy pursuant to Section 3.1.1 above and any option granted in this Lease shall also be granted to the Lessee in respect of the Object of the Lease Forming the Subject Matter of the First Lease.
3.1.4 If the Lessee ceases to use the Object of the Lease or vacates same before expiry of the Term of the Tenancy, this shall not exempt it from the complete fulfillment of its obligations, including payment of the rent, and the other payments which it is obligated to pay hereunder until expiry of the Term of the Tenancy, excluding where the Lessee has ceased using the Object of the Lease and/or has vacated same following a fundamental breach by the Lessor. It is hereby clarified that the rent shall be paid until the expiration of the Term of the Tenancy and/or until an alternative lessee has been found, which shall be acceptable to and approved by the Lessor, whichever of the two occurs earlier. Term of the Tenancy. The term of this Agreement shall commence on <date>, and shall continue from that date
a. For a period of <xx> months expiring on <date>. Should Tenants vacate before the expiration of the term, Tenants shall be liable for the balance of the rent for the remainder of the term, less any rent Landlord collects or could have collected from a replacement tenant by reasonably attempting to re- rent. Tenants who vacate before expiration of the term are also responsible for Landlord’s costs of advertising for a replacement tenant. In the event Tenants fail to give written notice of an intention to vacate the premises at the end of the term, the tenancy shall become one of month-to-month on all terms specified in section (c) of this clause.
b. Upon mutual agreement, the Landlord and Tenants have the option to extend the tenancy for multiples of 12 month periods. The monthly rent will increase to the reasonable market value for the property, as shown by equivalent listings on FMLS and by agreement of all parties.
c. After the initial term on a month-to-month basis. This Agreement will continue for successive terms of one month each until either Landlord or Tenants terminate the tenancy by giving the other thirty (30) days written notice of an intention to terminate the premises. In the event such notice is given, Tenants agree to pay all rent up to and including the notice period.
Term of the Tenancy. 1. The lease is concluded for a limited term, beginning on 4/1/1997, namely for 5 years beginning with the effective date of the lease in question. The agreed term of 5 years can be renewed by the Lessee twice by 5-year periods based on his option; thus, the total term of the limited-term lease is 15 years in the event that the Lessee twice asserts his renewal option.
2. The assertion of the option by the Lessee must take place toward the Lessor in the twelfth month of the 5th year of the lease.
3. The Lessor turns the object of the lease over to the Lessee in a condition that is suitable for the contractual use. The document regarding the commencement of use shall serve as the official record pertaining to acceptance of the object of the lease, signed by both contracting parties.
4. The Lessee has a preferential right to the conclusion of a new lease with the Lessor after the time agreed to in Point 1 of this article has expired.
Term of the Tenancy. 4.1 The term of this lease will begin on , 20 , and will end at 12:00 PM , 20 .
4.2 The term of this lease will automatically extend for additional 12 month periods until terminated by either party in accordance with Section 29.
4.3 If Tenant vacates before the term ends, Tenant will be liable for the balance of the rent for the remainder of the term.
Term of the Tenancy. 5.1 The tenancy of the Premises under this Agreement is for a term of 10 (ten) years commencing in January 2003 and expiring not later than 31 December 2012 (hereinafter—"the Tenancy Term"). Delivery of possession in the Premises will be effective on the date of the commencement of the Tenancy Term.
5.2 The Landlord may bring this Agreement to an end before the expiration of the Tenancy Term in the event of the Tenant committing a fundamental breach of this Agreement.
5.3 Notwithstanding the foregoing, the Tenant will be entitled, after 5 (five) years from the commencement of the Tenancy Term, to bring this Agreement to an end by 12 months' prior notice to the Landlord in the event of a decision being adopted by the executive of Shamir to terminate production of plastic lenses in Israel on a commercial basis and the Company no longer requiring the Premises.
5.4 If such a decision mentioned in section 5.3 above is adopted, the Tenant will be entitled to sub-lease the Premises or any part thereof, provided the prior written consent of the Landlord will have been received to the identity of the sub-tenant and the use that it will make of the Premises, by its authorized signatories, and subject to the Landlord's rights in accordance with this Agreement not being prejudiced and subject to the Tenant remaining jointly and severally liable with the sub-tenant for the performance of its obligations under this Agreement. The Landlord will not unreasonably withhold its consent to the identity of and use to be made by, the sub-tenant of the Premises.
Term of the Tenancy. It is agreed that the Tenancy Term of the Premises under this Contract is for 24 months commencing from 1.1.2004 and expiring on 31.12.2005 (hereinafter: “the Tenancy Term”). It is agreed that the date of commencement of the Tenancy Term will be deemed to be the date of delivery of possession of the Premises to the Tenant for all intents and purposes, the Premises being vacant of all and any persons or things (except for persons or objects representing or belonging to the Tenant (hereinafter: “the Possession Date”).
Term of the Tenancy. The rental will begin on February 6, 2017. After the first week of rent, the agreement will continue on a week-to-week basis indefinitely until the Tenant or the TRU LLC agent gives a one week notice. The Tenant will let the TRU LLC Agent know in writing one week prior to the end of agreement, the last day of paid occupancy.
