Management and maintenance func- tions. The owner must perform all man- agement and maintenance functions in compliance with equal opportunity re- quirements. These functions include se- lection of tenants, reexamination of family income, evictions and other ter- minations of tenancy, and all ordinary and extraordinary maintenance and re- pairs, including replacement of capital items.
