Miscellaneous Closing Costs. Seller shall pay the costs associated with providing Purchaser with the title insurance policy described in Section 3.2. All real estate recording and documentary fees payable in connection with the purchase and sale of the Property shall be paid by Purchaser. Any fee for closing services which is charged by the Title Company shall be shared equally by Seller and Purchaser. Except as otherwise expressly provided in this Agreement, Purchaser and Seller shall pay their own fees and expenses incurred in the preparation, execution and performance of their respective obligations under this Agreement.

Miscellaneous Closing Costs. Seller and Buyer shall share equally all realty transfer and recording fees, taxes and similar charges assessed with respect to the conveyance of the Property. Buyer shall pay all basic, additional or special title premiums or other title charges. Unless otherwise specified in this Agreement, each party shall pay all other fees, costs and expenses incurred by such party in the performance of such party's obligations hereunder, and shall make such additional adjustments as are normally made in connection with the sale of property similar to the Property in the county and state where the Property is located.
