Operating Expense Base. The “Operating Expense Base” (as that term is defined in Paragraph 3(a) of the Lease) with respect to the Second Additional Premises shall be the calendar year 2004. The “Initial Year” (as that term is defined in Paragraph 3(a) of the Lease) with respect to the Second Additional Premises shall mean the period of time from the Effective Date until the end of the calendar year 2004. The “Real Estate Taxes Base” (as that term is defined in Paragraph 3(a) of the Lease) with respect to the Second Additional Premises shall be the calendar year 2004. The Operating Expense Base, Initial Year and Real Estate Taxes Base with respect to the Original Premises and the Additional Premises shall remain as stated in the Original Lease and the First Amendment and shall not be modified hereby.
Operating Expense Base. The Expense Stop specified in Section 1.12 of the Lease shall become the actual operating expenses for Calendar year 2006 (“Base Year 2006”) grossed up to reflect 95% occupancy. Adjustments for Controllable operating expenses, excluding insurance and utilities, shall be capped at 3% per year, compounded annually. Adjustments for Tax expenses shall be capped at 10% per year, compounded annually.
Operating Expense Base. The Expense Stop specified in Section 1.12 of the Lease for the Ninth Amendment Expansion Area shall be the actual operating expenses for Calendar year 2013 (“Base Year 2013”) grossed up to reflect 95% occupancy. The treatment of operating expenses for the Existing Office Space consisting of 29,174 rentable square feet will remain as described in the existing Lease Agreement.
Operating Expense Base. $4.10 per Square Foot of Net Rentable Area. -------------------------------------------
Operating Expense Base. The Expense Stop specified in Section 1.12 of the Lease shall be amended to the actual operating expenses for Calendar year 2015 (“Base Year 2015”) grossed up to reflect 95% occupancy.
Operating Expense Base. The Operating Costs for the Building and Lot for Fiscal Year ending December 1997.
Operating Expense Base. The base calendar year for purposes of calculating Operating Expenses shall be 1996 and shall be calculated on a per net rentable square foot for the Property (the "Operating Expense Base").
Operating Expense Base. The Operating Expense Base in respect of the Expansion Premises shall be, subject to Section 2.6A(c) of the Lease, the actual amount of Operating Expenses Allocable to the Premises in respect of calendar year 2005.
Operating Expense Base. The amount, expressed in dollars per square foot, derived by dividing (a) the Operating Expenses for the Property during the calendar year 1997 by (b) the total number of square feet in the Building.
Operating Expense Base. The treatment of operating expenses will be as described in the existing Lease Agreement and subsequent amendments.
