Payment and Performance of Secured Obligations. Mortgagor shall pay and perform all Secured Obligations when due as provided in the Loan Documents.

Mortgagor hereby acknowledges and agrees that the Secured Obligations include, and that this Mortgage is given to secure, advances that may be made by Mortgagee after the execution of this Mortgage ("FUTURE ADVANCES") and that this Mortgage shall secure all Future Advances of every kind and whenever occurring, including, without limitation, interest on the principal indebtedness, the payment of taxes, assessments, maintenance charges, insurance premiums, costs incurred for the protection of the Mortgaged Property and the lien of this Mortgage, expenses incurred by the Mortgagee by reason of default by the Mortgagor, and advances made to enable completion of the improvements.
