Payment of Minimum Rent. Minimum Rent shall be paid in advance on the first Business Day of each Accounting Period; provided, however, that the first payment of Minimum Rent shall be payable on the Commencement Date (and, if applicable, such payment shall be prorated as provided in the following sentence of this paragraph Section 3.1.1(a)). Minimum Rent for any partial Accounting Period shall be prorated on a per diem basis.
