Permits, Approvals, Etc. Lessee shall obtain all permits, licenses and approvals from and make all filings with Governmental Authorities and other Persons, comply and cause compliance with all applicable Governmental Rules and take all other actions required for the marketing, purchase and sale of the Property.
Permits, Approvals, Etc. Prior to the time they are required, Lessee shall obtain from Governmental Authorities and other Persons all licenses, approvals, authorizations, consents, permits, easements and rights-of-way that are necessary for the construction of any New Improvements in accordance with this Agreement. Upon Lessor's request, Lessee shall deliver to Lessor copies of any or all such licenses, approvals, authorizations, consents, permits, easements and rights-of-way.

Notwithstanding anything contained within this Sublease, the Tenant shall promptly apply for and obtain requisite licenses, permits and approvals with respect to the construction of any improvements on the Subleased Premises by the Tenant, the Permitted Use, and otherwise applicable to the Tenant’s occupancy of the Subleased Premises. The Tenant shall not commence the construction of any improvements until such time as it has provided the HRRA with copies of all necessary permits and other approvals.

To keep the Subleased Premises equipped with all safety appliances required by law or ordinance or any other regulation of any public authority because of any use thereof made by Subtenant and to procure all licenses and permits required because of such use; provided, however, that Sublandlord shall be responsible for delivering the Subleased Premises equipped with all safety appliances required, except such appliances as may be required as a result of Subtenant's unusual uses of the Subleased Premises, if any.

Tenant shall be responsible for obtaining, at its own cost and expense, all such permits, consents and approvals as may be required under applicable local, state and federal laws for the performance of Tenant's Work pursuant to this Article III. Landlord shall cooperate with Tenant in obtaining such permits, consents or approvals.
