Rent 2. 1.1 You must pay the Rent during the Period of Residence on the dates and in accordance with the payment terms set out in Schedule 1. 2.1.2 The obligation to pay the Rent applies irrespective of your individual course dates (which may start later or finish earlier than the Period of Residence) and irrespective of when or if you actually move into the Accommodation. 2.1.3 If the whole or any part of the Rent remains unpaid in breach of the payment terms set out in Schedule 1 we will: (a) apply a 3% late payment charge on any sum that is outstanding 14 days after the due date which will then be applied from the day after the due date; and 2.1.4 If someone other than you pays all or part of the Rent to us directly (eg a Sponsor or parent), this will not reduce or affect your responsibilities under the Agreement or result in any kind of rights or benefit to that other party.
Rent 2. 2.1 You agree to pay the Association, or if the Alllotment Site is being direct managed, the Town Council, the yearly rent stated in clause 2.1 of this Agreement payable in advance from 1 January (but a pro rata payment if this period is less than a year) and on each anniversary of that date you agree to pay for the following year (or years) such increased yearly rent as the Association requires (but subject to Section 10(1) of the Allotments Act, 1950) and gives you previous written notice, but a proportionate part if this tenancy extends over part of a year. 2.2.2 All invoices are due for immediate payment. 2.2.3 If for any reason the invoice is not paid immediately, a reminder shall be sent after 28 days. 2.2.4 If the rent remains unpaid for a period of not less than 40 days, the tenancy shall be automatically terminated. 2.2.5 The rent currently in force will be subject to annual review by the Association. This review will take place every November and be communicated to the Tenant by 1 December for payment from 1 January.
