Tenancy Period. The tenancy agreement is signed for a fixed period or as an ongoing contract. Ongoing tenancy agreements will only be awarded to full-time students or, in cases where the housing company is run in cooperation with the municipality housing department, to their tenants, based on principles that the Board of Directors will decide on. A fixed-term tenancy agreement ends on the agreed end date, unless the conditions listed in point 16 of this contract are met. A fixed- term agreement for international exchange students cannot be terminated. Ongoing tenancy agreements end when notice of termination is given, when the agreement is dissolved or terminated, or by mutual agreement.

Tenancy Period. (a) The rented object's tenancy period, will start at the date of actual delivery and last for 10 (ten) years ("Tenancy Period"). Throughout the option periods all the prescriptions of this agreement will apply with the necessary changes, except the rent, which it is agreed that will be raised at every option period, as the Renter chooses to exercise, as per item (b) above, at a rate of 5% real increase. (c) Beginning on the delivery date all the Renter's duties and obligations resulting from this agreement will apply and the tenancy period will start on that date for any purpose whether or not the Renter appeared on that date to take hold of the rented object. (d) The Renter will be entitled to notify the Company on an early finalization of the rented object's tenancy period, at least 9 months in advance and in writing, this at the end of the fifth year or at least 8 months in advance and in writing at the end of the eighth year of the tenancy period. To avoid doubts, these exit points are the Renter's only exit points. In the case that the Renter notifies the Company on the finalization of the tenancy period at the end of 5 years, the Renter will pay the Company an agreed liquidated compensation in the amount of $1,500,000 (one and a half million US Dollars), on the date of clearing out the rented object. In the case that the Renter notifies the Company on the finalization of the tenancy period at the end of 8 years, the Renter will pay the Company an agreed liquidated compensation in the amount of $600,000 (six hundred thousand US...

Tenancy Period. 1. This Agreement is concluded for the fixed term commencing on 1 December 2009 and ending on 30 June 2011. The Parties have agreed that the provisions of Section 676(2) of the Civil Code and of Section 9(3)(a) of Act No. 116/1990 Coll. on the lease and sub-lease of non-residential premises, as amended, shall not apply. 2. The Parties have agreed that (in addition to the reasons specified in section 9(2) of Act No. 116/1990 Coll. on the lease and sub-lease of non-residential premises, as amended) the Landlord may also terminate this Agreement in case the Tenant cannot be reasonably expected, based on all the relevant circumstances, to meet its obligations hereunder in a due and timely manner and/or if the Tenant has been wound up with liquidation and/or if the Tenant is apparently bankrupt or if an application for bankruptcy or for a moratorium has been filed against the Tenant and/or if a judgement of the court has been issued regarding the resolution of the Tenant’s bankruptcy. In such a case, the Parties have agreed on the notice period of sixty (60) calendar days following the service of the termination notice upon the Tenant or the refusal by the Tenant to receive the notice. 3. Furthermore, the Parties have agreed that the Landlord may terminate this Agreement at any time without giving its reason for such a termination. In such a case, the notice period shall be six months commencing on the first day of the calendar month immediately following the month in which the notice is served upon the Tenant.
