Rental Commencement. Base Rent shall commence to be payable on June 1, 1997 (the "Rental Commencement Date"); provided that any delay in occurrence of the Commencement Date after April 1, 1997 shall extend the Rental Commencement Date by a like number of days.

Rental Commencement. Base Rent and Additional Charges shall be paid by Tenant to Landlord with respect to each calendar month of the Term for which rent is payable, on or before the first day of each such calendar month. If the obligation to pay Base Rent or Additional Charges commences on other than the first day of a calendar month or ends on other than the last day of a calendar month, the first and last installments of Base Rent or Additional Charges shall be pro-rated for the partial months involved based on the actual number of days in such month.
Rental Commencement. Notwithstanding the provisions of Article 2 “Term” and Article 4 “Rent” of this Lease, term shall not commence until date of completion of the renovations of the demised premises to Xxxxxx’s satisfaction and thereby made ready for occupancy by xxxxxx. At the time of occupancy, the rent for any fractional part of the first month of occupancy shall be prorated.
Rental Commencement. The Tenant may take occupancy of the warehouse as of the receipt of the Conditional License at a rate of $12 psf until the date of the first legal production and all Health Canada approvals are achieved. Once the first legal production and all Health Canada approvals are achieved (receipt of final license) the rental rate of $24 psf shall begin. Annual basic rent will be payable in equal monthly instalments in advance on the first day of each month.
Rental Commencement. The rent shall commence upon the issuance of a Temporary or permanent certificate of occupancy.
