Security Service. Lessor shall provide security patrol services on the Leased Premises 24 hours a day to periodically inspect the exterior of the improvements on the Leased Premises. Beginning as of the Commencement Date, Lessee shall pay Lessor $_______ per month in advance on the first day of each month for such security services (the “Security Payment”). The Security Payment shall be adjusted throughout the Term in accordance with Article 6.A.(2), and may be otherwise adjusted as agreed to by Lessor and Lessee. Neither Master Lessor nor Lessor shall be responsible for, and Lessee hereby waives, any claims arising out of the alleged failure to provide adequate security services, except for claims against Lessor arising out of its willful misconduct. Lessor may, upon 30 days written notice to Lessee, discontinue the security patrol services contemplated by this Article 6.D., whereupon Lessee shall be relieved of further payments pursuant to this Article 6.D.
