Sole Agency. 4.13.1 Where we have agreed to act as your sole agent this will be for a period of 8 weeks from the date of our agreement. This will mean that you will not instruct another agent to let the Property during this period.
4.13.2 Coopers will be appointed by the Landlord as sole agent to remarket the property during the last 2 months of the Tenancy Agreement for the purpose of re-letting the Property.
Sole Agency. Where the Agents act on the Seller’s behalf as sole agents, the Seller will be liable to pay remuneration to the Agents, in addition to any other costs or charges agreed, if at any time unconditional contracts for sale of the property are exchanged with a Buyer introduced by the Agents during the period of their sole agency or with whom the Agents had negotiations about the property during that period, or, with a Buyer introduced by another agent during that period. The Agents will be able to claim the agreed commission for a period of 6 months after expiry of the sole agency agreement, if a Buyer, introduced during the sole agency period goes on to purchase the property within 6 months of expiry of the agreement. Either party can terminate a sole agency at any time by giving 5 days notice, which should be confirmed in writing.
Sole Agency. I agree to refer all inquiries from prospective tenants or their agents to the Broker. The Broker agrees to use his or her best efforts to lease the property to such prospects.
Sole Agency. The Client will be liable to pay remuneration to BF in addition to any other costs all charges agreed, if at any time unconditional contracts for the sale of the Property are exchanged:
(a) with a purchaser introduced by BF during that period of its sole agency or with whom BF had negotiations about the Property during that period; or
(b) with a purchaser introduced by another agent during that period.
Sole Agency. You will be liable to pay remuneration to us, in addition to anyother costs or charges agreed, if at any time unconditional contractsfor the letting of the property are exchanged— - with a tenant introduced by us during the period of our sole agency or with whom we had negotiations about the property during thatperiod; or - with a tenant introduced by another agent during that period. A tenant deemed to be introduced to the property by us where that party through our activity learns directly or indirectly about the opportunity to let the property. This includes but is not limited to persons learning about the property through another person (other than an agent) or a marketing medium promoting the property, such as, newspaper advertising, internet advertising, leaflets or otherwise.
Sole Agency. If You agree to instruct us on a sole agency basis this will be for six weeks initially. Our fee will be payable if we are successful in introducing a Tenant to the Property. The fee will also be payable if a Tenancy is secured to a Tenant introduced by another party (during the time of our sole agency). You should note that this may involve you paying commission to two agents if you instruct another agent to find an occupier for your Property during the period that we are instructed on a sole agency basis.
Sole Agency. 1.1 If we are instructed on a sole agency basis the provisions of paragraph 1.2 will apply.
1.2 You will be liable to pay our commission (as stated above), in addition to any other costs or charges agreed, if, at any time, unconditional contracts for the sale of the property are exchanged with:
(a) a purchaser introduced by us during the period of our sole agency or with whom we had negotiations about the property during that period; or
(b) a purchaser introduced by another agent during our Sole Agency period.
Sole Agency. 3.1 The Client appoints the Provider as the Client's agent and to receive and submit information about the Client to third parties in the course of providing the Services.
3.2 The Client agrees that, during the term of this Agreement, in respect of third parties which the Provider would normally contact in the course of providing the Services:
(a) the Client will not contact those agencies directly; and
(b) if approached by those third parties directly the Client will refer them to the Provider without providing information to those third parties in the Provider's absence.
3.3 The Client warrants that at the time of signing this Agreement:
(a) the Client has not instructed any other agent to perform the Services,; or
(b) the Client will immediately withdraw instructions from any other agent; and
(c) the Client will not appoint any other agent while this Agreement is in force.
Sole Agency. A sole agency, in the first instance, is for an agreed initial period of Weeks from the date of the agreement, continuing thereafter unless terminated in writing by either party, giving notice of not less than 14 days. Where other agents are instructed, upon the termination of the agreement the terms and conditions shall automatically relate to a multiple agency agreement. The vendor will be liable to pay Xxxxxxxx’x commission, in addition to any other costs or charges agreed, if at any time during, or in 6 months after, the sole agency period unconditional contracts for the sale of the property (ies) are exchanged with a purchaser introduced by Marsango or with whom we had negotiations about the property (ies). You will also be liable to pay Marsango sole agency commission if you exchange contracts with a purchaser introduced by another agent within the period of our sole agency.
Sole Agency. If we are appointed as sole agents, this means that you have appointed us as the only agent for the Property.
