Surrender of Sublease Premises. The voluntary or other surrender of this Sublease by Subtenant, or a mutual cancellation hereof, shall not work a merger, and shall, at the option of Sublandlord, operate as an assignment to it of any subleases or subtenancies.
Surrender of Sublease Premises. In lieu of any obligation or liability set forth in the Master Lease, upon the termination of the Sublease, Subtenant shall surrender the Sublease Premises to Sublandlord broom-clean and in as good a condition as on the Commencement Date, ordinary wear and tear excepted. In addition, Subtenant shall remove any alterations, additions and improvements (whether or not made with Sublandlord’s consent), prior to the termination of the Sublease and restore the Sublease Premises to its prior condition, ordinary wear and tear excepted, repairing all damage caused by or related to any such removal, all at Subtenant’s expense.
Surrender of Sublease Premises. Upon the expiration or earlier termination of this Sublease, Subtenant shall surrender the Sublease Premises in the same condition as they were in on the Commencement Date, ordinary wear and tear excepted.
Surrender of Sublease Premises. Except as set forth in Section 5 of this Sublease, Subtenant shall, on the last day of the term of this Sublease, or upon any earlier termination, remove all of its furniture, furnishings, personal property and equipment and surrender to Sublandlord the Sublease Premises and all improvements to the Sublease Premises broom clean in good order, condition and state of repair (as good as when received), reasonable wear and tear, damage by fire or other casualty or condemnation that is not Subtenant’s obligation to repair excepted.
Surrender of Sublease Premises. 6.1. On the expiration or termination of this Sublease, Sublessee shall surrender to Sublessor the Subleased Premises, including all buildings and improvements on the Subleased Premises whether leased to or otherwise owned by Sublessee, broom clean and in good order, condition and repair, reasonable wear and tear excepted, together with all alterations, decorations, additions and improvements that may have been made in, to or on the Subleased Premises, except that Sublessee shad be allowed to remove its personal property or any improvements made by Sublessee at its sole expense that can be removed without damage to any buildings, facilities or other improvements to the Subleased Premises. The Subleased Premises, including the buildings and improvements thereon, shall be delivered free and cleat of all subtenancies, liens and encumbrances, other than those, if any, permitted hereby or otherwise created or consented to by Sublessor, and, if requested to do so, Sublessee shad execute, acknowledge and deliver to Sublessor such instruments of further assurance as in the opinion of Sublessor are necessary or desirable to confirm or perfect Sublessor's right, title and interest in and to the Subleased Premises including said building arid improvements. On or before the end of the Sublease term, Sublessee shall remove all of Sublessee's personal and other property allowed to be removed hereunder, and all such properly not removed shall be deemed abandoned by Sublessee and may be utilized or disposed of by Sublessor without any liability to Sublessee. Sublessee's obligation under this Article 6 shall survive the expiration or termination of this Sublease.

Surrender of Sublease Premises. Subtenant shall comply with the restoration obligations of Sublandlord as set forth in Section 6(b) of the Master Lease as well as the surrender obligations set forth in Section 12 of the Master Lease, except as otherwise agreed in writing by Master Landlord and Sublandlord. In addition, Subtenant shall remove any alterations, additions and improvements made by Subtenant (whether or not made with Sublandlord’s consent), prior to the termination of the Sublease and restore the Sublease Premises to its prior condition, ordinary wear and tear excepted, repairing all damage caused by or related to any such removal, all at Subtenant’s expense. Subtenant shall have no right to hold over.

At the expiration or sooner termination of the Sublease Term, Subtenant shall surrender the Sublease Premises in the same condition as they were in on the Sublease Commencement Date, except that Subtenant shall not be required to remove any alterations to the Sublease Premises which Master Landlord has agreed expressly in writing do not require removal at the expiration of the Master Lease. Subtenant shall arrange for a joint inspection of the Sublease Premises by Sublandlord, Subtenant and Master Landlord prior to Subtenant vacating the Sublease Premises.

As between Sublandlord and Subtenant, in lieu of any obligation or liability set forth in the Master Lease, upon the termination of the Sublease, Subtenant shall surrender the Sublease Premises to Sublandlord broom-clean and in as good a condition as on the Commencement Date, ordinary wear and tear excepted. In addition, Subtenant shall remove any alterations, additions and improvements constructed by Subtenant which Master Landlord has indicated, pursuant to Section 9.1 of the Master Lease, are required to be removed, prior to the termination of the Sublease and restore the Sublease Premises to its prior condition, ordinary wear and tear excepted, repairing all damage caused by or related to any such removal, all at Subtenant’s expense. Subtenant shall have no obligation to remove any alterations, additions and improvements constructed prior to the date of this Sublease.
Surrender of Sublease Premises. IDC shall, on or before the last day of the Term of this Sublease, or upon any earlier termination, remove all of its furniture, furnishings, personal property, equipment and fixtures installed by IDC in the Sublease Premises, and surrender to University the Sublease Premises broom clean in good order, condition and state of repair, reasonable wear and tear excepted. All surrender obligations of University under Section 28 of the Master Lease shall apply equally to IDC with respect to its surrender of the Sublease Premises, including without limitation the obligation to surrender the Sublease Premises free of Hazardous Materials and to deliver the Surrender Plan and perform all actions and obligations set forth in the Surrender Plan as the same pertain to the Sublease Premises; provided that IDC shall have no obligation to remove (a) any alterations to the Sublease Premises made prior to the Commencement Date, or (b) any Hazardous Materials present in the Sublease Premises other than IDC Contamination. Without limiting the foregoing, IDC shall repair any damage to the Sublease Premises caused by the removal of any of its furniture, furnishings, personal property, equipment or fixtures, including, without limitation, the Assets.
