Tenant Specific Costs. All costs and expenses arising solely out of the specific needs or character of a particular tenant or such tenant’s officers, employees, agents or customers, whether or not Landlord recovers such costs from such tenant. And, any increased costs resulting from Landlord permitting third parties to use the common elements of the Project for income producing activities.
