Term of the Lease AgreementThe Parties Agree that: 4.1. The term of this Agreement shall be for a period of ------------, commencing on -----/---/----- and ending on ---/---/---. 4.2. This Agreement may be renewed if the Parties intend so, both Parties may request the renewal of this Agreement three months prior to the End Date of the duration of the term of this Agreement, provided that the renewal is agreed upon mutually and is in written form. 4.3. If a renewal is not agreed upon by the Parties as per the above clauses and the Parties continue to perform the articles of this Agreement, then this Agreement shall be extended for the duration of the Monthly Rent paid automatically, unless one of the Parties informs the other via registered mail or e-mail of the Party’s intention to terminate the Agreement a month prior to the set intended date for vacating the premises. 4.5. In the event that the Lessee fails to pay the Monthly Rent agreed upon for two consecutive months, then the Lessor may request to sequester without prior notice, all the movable items found in the Premises subject to this Agreement.
Term of the Lease Agreement. (a) The term of this Lease Agreement shall commence on the Closing Date, and shall end on the Expiry Date, unless the Expiry Date is extended or the Expiry Date is sooner terminated as hereinafter provided. If on the Expiry Date the rental payable hereunder shall not be fully paid, all principal of and interest on the Note shall not be fully paid as provided in the Indenture, or any amounts remain due and payable under the Note Purchase Agreement, or if the rental payable hereunder shall have been abated at any time and for any reason, then the term of this Lease Agreement shall be extended until ten days after the rental payable hereunder shall be fully paid, all principal of and interest on the Note shall be fully paid as provided in the Indenture, and all amounts due and payable under the Note Purchase Agreement have been paid, except that the term of this Lease Agreement shall in no event be extended beyond December 1, 2019. If prior to the Expiry Date, the rental payable hereunder shall be fully paid, all principal of and interest on the Note shall have been fully paid as provided in the Indenture, and all amounts due and payable under the Note Purchase Agreement, the term of this Lease Agreement shall end ten days thereafter or ten days after written notice by the City to the Authority to the effect that all such amounts have been paid in full as provided in the Indenture, or any amounts remain due and payable under the Note Purchase Agreement, whichever is earlier, and this Lease Agreement shall thereupon terminate. (b) The City shall take possession of the Leased Property on the Closing Date and the obligation of the City to pay Base Rental Payments and Additional Payments shall commence on the Closing Date.
