Explanation:- (i) The Total Price above includes the booking amount paid by the Allottee/Purchaser to the VENDOR/DEVELOPER/LANDOWNER No. 2/PROMOTER No. 2 towards the said Flat/Apartment/Unit; (ii) The Total Price above includes Taxes (consisting of tax paid or payable by the VENDOR/DEVELOPER/LANDOWNER No. 2/PROMOTER No. 2 by way of G.S.T. and cess or any other similar taxes which may be levied, in connection with the construction of the Project payable by the VENDOR/DEVELOPER/LANDOWNER No. 2/PROMOTER No. 2, by whatever name called) up to the date of handing over the possession of the Flat/Apartment/Unit to the Allottee/Purchaser and the project to the Association of Allottees/Purchasers or the competent authority, as the case may be, after obtaining the completion certificate; Provided that in case there is any change/modification in the taxes, the subsequent amount payable by the Allottee/Purchaser to the VENDOR/DEVELOPER/ LANDOWNER No. 2/PROMOTER No. 2 shall be increased/reduced based on such change/modification; Provide further that if there is any increase in taxes after the expiry of the scheduled date of completion of the project as per registration with the Authority, which shall include the extension of registration, if any, granted to the said project by Authority, as per the Act, the same shall not be charged from the Allottee/Purchaser; (iii) The VENDOR/DEVELOPER/LANDOWNER No. 2/PROMOTER No. 2 shall periodically intimate in writing to the Allottee/Purchaser, the amount payable as stated in (i) above and the Allottee/Purchaser shall make payment demanded by the VENDOR/DEVELOPER/LANDOWNER No. 2/PROMOTER No. 2 within the time and in the manner specified therein. In addition, the VENDOR/DEVELOPER/ LANDOWNER No. 2/PROMOTER No. 2 shall provide to the Allottee/Purchaser the details of the taxes paid or demanded along with the acts/rules/notifications together with dates from which such taxes/levies etc. have been imposed or become effective; (iv) The Total Price of the Flat/Apartment/Unit includes recovery of price of land, construction of (not only the Apartment but also) the Common Areas, internal development charges, external development charges, taxes, cost of providing electric wiring, electrical connectivity to the apartment, lift, water line and plumbing, finishing with paint, marbles, tiles, doors, windows, fire detection, and firefighting equipment in the common areas, maintenance charges as per P...

  • Total Price 36.1.1 The Allottee shall make the payment of the Total Price as per the payment plan set out in Schedule C. But if the lowest price permitted by the then-effective PRC Law is higher than the net book value of the Transferred Assets, the Transfer Price shall be the lowest price permitted by the PRC Law.

  • Maximum or Minimum Interest Rate If specified on the face hereof, this Note may have either or both of a Maximum Interest Rate or a Minimum Interest Rate. If a Maximum Interest Rate is so designated, the interest rate for a Floating Rate Note cannot ever exceed such Maximum Interest Rate and in the event that the interest rate on any Interest Reset Date would exceed such Maximum Interest Rate (as if no Maximum Interest Rate were in effect) then the interest rate on such Interest Reset Date shall be the Maximum Interest Rate. If a Minimum Interest Rate is so designated, the interest rate for a Floating Rate Note cannot ever be less than such Minimum Interest Rate and in the event that the interest rate on any Interest Reset Date would be less than such Minimum Interest Rate (as if no Minimum Interest Rate were in effect) then the interest rate on such Interest Reset Date shall be the Minimum Interest Rate. Notwithstanding anything to the contrary contained herein, the interest rate on a Floating Rate Note shall not exceed the maximum interest rate permitted by applicable law.
