Utilities and Other Charges. Tenant will pay directly before the same become delinquent all charges, duties, rates, license and permit fees and other amounts of every description to which the Premises or any part thereof or any improvement thereon erected or used by Tenant may, during the term hereof, be assessed or become liable for electricity, refuse collection, telephone or any other utillities or services or any connection or meters therefor, whether assessed to or payable by Landlord or Tenant. Tenant will, within ten (10) days after receipt of written demand by Landlord, furnish Landlord with receipts or other evidence indicating that all such amounts have been paid. Provided, however, that Tenant shall only be responsible for those charges and assessments which are for the period of its occupancy of the Premises.
Utilities and Other Charges. The Tenant is responsible for the payment of the following utilities and other charges in relation to the Premises: Electricity, water, telephone, sewage, and any other utilities or similar expenses.

Utilities and Other Charges. During the first year of this lease, Tenant shall make monthly payments to Landlord in the amount of $2,246.00 as reimbursement for Landlord’s expenditures on Tenant’s behalf for Utilities, Taxes, Insurance, HVAC Maintenance, Plumbing and Electrical Maintenance, Common Area Maintenance, Pest Control Services, and Water/Sewer/Stormwater charges. This charge shall, during the second through sixth year of the lease term, increase by 1% over the previous year’s rate.
Utilities and Other Charges. LESSOR shall pay for utility services consisting of adequate electric, heat, and water. LESSEE shall pay all telephone & internet charges. LESSOR shall supply the janitorial services provided to the rest of the Xxxxxxx High School. LESSEE shall follow LESSOR’s maintenance request procedures when requesting janitorial services. LESSEE shall make by January 30th of each year an annual payment to LESSOR as XXXXXX’s compensation for utilities and custodial services. The first annual payment of $1,800 to be paid in January 2023 will be adjusted annually thereafter by multiplying the prior January payment by the most recent December to December percent change in Consumer Price Index for the Boston-Brockton- Nashua, MA-NH-ME-CT local area as shown in the Bureau of Labor Statistics CPI Table 10.
Utilities and Other Charges. Lessee agrees to pay all charges for gas, electricity, heat or any other utility or service supplied to the Premises (except water for drinking and lavatory purposes). Lessor agrees to have all utilities supplied to the Premises, including utilities for the dedicated HVAC system serving the Premises, measured on separate meters registering consumption of utilities by the Premises. Lessor shall arrange and pay for all utility hook-up and connection charges to the Building. Lessee agrees that Lessor shall not be responsible for the failure of supply to Lessee of any utility or service, unless such failure results from the gross negligence or willful misconduct of Lessor in which event Lessor’s sole liability shall be to grant a rent abatement for those days Lessee is unable to utilize the Premises by reason thereof. Lessee agrees to cause all utility meters registered only consumption by the Premises to be placed in Lessee’s name as of the earlier of (a) the Commencement Date, or (B) the date that Lessee shall take occupancy of the Premises (or any portion thereof) for the purpose of making same ready for Lessee’s occupancy. Lessee’s obligation to pay for utility charges related to the Premises shall include the requirement that Lessee reimburse Lessor for Lessee’s share of the utility costs incurred in connection with Lessee’s use of the HVAC central building condenser which supplies the dedicated air handlers for the Premises. Lessee’s share of the aforesaid utility costs shall be measured by a sub-meter installed by Lessor which shall separately measure Lessee’s consumption of utilities related to the operation of the HVAC central building condenser.
