Lab Space definition

Lab Space means that certain space on the 5th floor of the Building consisting of approximately 3,888 rentable square feet of space (the "Rentable Square Footage of the Lab Space") substantially as shown on the Floor Plan attached hereto as Exhibit A-2 to the Lease. (e) "Office Space" shall mean that certain space on the 5th floor of the Building consisting of approximately 3,887 rentable square feet of space (the "Rentable Square Footage of the Office Space") substantially as shown on the Floor Plan attached hereto as Exhibit A-2 to the Lease. Notwithstanding the definition of Lab Space and Office Space set forth herein, Landlord and Tenant agree that the exact breakdown of the Lab Space and Office Space square footage remains to be confirmed (though not to exceed approximately 7,775 rentable square feet in the aggregate), and both parties agree, once the square footage has been confirmed, to modify the Lease to reflect the correct square footage of each space, and adjust the Base Rent and Tenant's Pro Rata Share, as necessary. (f) "Base Rent": Period Rent Per RSF Annual Base Rent Monthly Installments From the Lab Space Rent Commencement Date to the day prior to the Office Space Rent Commencement Date 3,888 rsf at $24.88 $96,733.44 $8,061.12
Lab Space has the meaning described in Section 3(a)(ii).
Lab Space means the part of the Premises used and designated for use as laboratories;

  • Provided that the same will not delay the Substantial Completion of Landlord’s Work (or any component thereof), Landlord intends to cooperate with Tenant’s efforts to obtain a temporary certificate of occupancy for the Lab Space to enable Tenant to occupy the Lab Space on such date.

  • If all of the operating mandates are implemented there will be sufficient revenue after expenses to support this debt at a rate of 5% over 20 years.

  • Any work not expressly included in the Base Building Work shall constitute Office Space Improvements or Lab Space Improvements (each as hereinafter defined), as the case may be.

  • This shock appears as an additive shock in a linearized wage equation that relates current wages to past and ex- pected future wages.

  • Before commencing any Tenant’s Work, Tenant shall notify Landlord how much Additional TIA Tenant has elected to receive from Landlord and how much of the TI Allowance Tenant has elected to use towards the particular phase of the Lab Space Improvements.

  • University shall have the right to immediately terminate this Agreement, stop procurement, confiscate laboratory animals and restrict Company’s access to the Animal Facility or the Lab Space in the event payment is past due or Company fails to replenish the Account as provided for in Section 3 above, or if Company fails to comply with the terms or conditions contained in this Agreement.


More Definitions of Lab Space

Lab Space means those portions of the Premises utilized by Tenant for laboratory purposes. “Land” has the meaning given such term in the Recitals portion of this Lease.

Related to Lab Space

  • Expansion Space means any space in the Building which, at any time during the Lease Term, is occupied by a Person other than Landlord under a written lease with Landlord, and the term “Tenant’s Expansion Space” means Expansion Space which Tenant has elected to lease as provided in this paragraph. Landlord agrees to notify Tenant promptly after Landlord learns that any Expansion Space is or will become available. Subject to the prior rights of other tenants to whom Landlord has granted substantially similar rights, Tenant has the option to lease any Expansion Space which Landlord notifies Tenant is or will become available. If Tenant gives Landlord notice of its exercise of this option within thirty (30) days after notification from Landlord of the availability of the Expansion Space and if no Event of Default exists when Tenant’s notice is given, this Lease will be deemed to be amended to include Tenant’s Expansion Space as part of the Premises for the remainder of the Lease Term upon all of the same terms contained in this Lease except that (i) the Rentable Area of the Premises will be amended to include Tenant’s Expansion Space; (ii) Tenant’s Share will be increased to include the rentable area of Tenant’s Expansion Space; (iii) the Term Commencement Date with respect to Tenant’s Expansion Space will be the earlier of sixty (60) days after the date on which Tenant’s Expansion Space becomes vacant and ready for occupancy (provided that date is at least sixty (60) days after Tenant exercises its option to lease the Expansion Space), or the date on which the Expansion Space is first occupied by Tenant; (iv) if Tenant’s Expansion Space contains a rentable area of 10,000 square feet or more, and if there are less than three (3) Lease Years remaining in the Lease Term, the Lease Term will be extended to include three (3) full years from the Term Commencement Date with respect to Tenant’s Expansion Space; and (v) subject to adjustment during each Fixed Rental Period as provided in Exhibit E, Basic Rent for each year of the remaining Lease Term (as it may be extended) will be the greater of (a) the Basic Rent last paid by the Person most recently occupying Tenant’s Expansion Space or (b) Market Rent determined as provided in the Rent Rider attached as Exhibit E. If Tenant exercises this option, Tenant’s Expansion Space will be leased to Tenant in its “as is” condition and Tenant will, at its expense and in compliance with the provisions of Section 7.06, design and construct all Improvements desired by Tenant for its use and occupancy. Landlord and Tenant agree to execute such amendments to this Lease and other instruments as either of them considers necessary or desirable to reflect Tenant’s exercise of this option.

  • Storage Space means a space where goods of non-hazardous nature are stored and includes cold storage and banking safe vaults;

  • Parking Space The County shall attempt to provide adequate free parking facilities for employees within a reasonable distance of their work locations.

  • Subleased Premises means such portions of the Leased Premises being particularly identified on Schedule B, which the parties agree, for the purposes of this Sublease and any square footage calculations pursuant hereto, is approximately 42,244 square feet of office (21,068 square feet on the third floor and 21,176 square feet on the seventh floor) and approximately 9.4312% of common space (building rentable area is 447,917 square feet).

  • Work space means that portion of the court’s facilities dedicated to each court reporter, including but not limited to actual space in the courtroom and any designated office space.

  • Grave space means a space of ground in a cemetery that is used or intended to be used for an in-ground burial.

  • Customer Premises Equipment or "CPE" means equipment employed on the premises of a Person other than a Carrier to originate, route or terminate Telecommunications (e.g., a telephone, PBX, modem pool, etc.).

  • School premises means either of the following:

  • bicycle parking space – visitor means an area that is equipped with a bicycle rack for the purpose of parking and securing bicycles, and:

  • bicycle parking space means an area used for parking or storing a bicycle;

  • bicycle parking space – occupant means an area that is equipped with a bicycle rack or locker for the purpose of parking and securing bicycles, and:

  • Leased space means the individual storage space at the self-service facility which is rented to an occupant pursuant to a rental agreement.

  • Open space means undeveloped land, a naturally landscaped area, or a formal or man-made landscaped area that provides a connective link or a buffer between other resources.

  • On-premises sign means a sign advertising activities conducted or maintained on the property on which it is located. The boundary of the property shall be as determined by tax rolls, deed registrations, and apparent land use delineations. If a sign consists principally of brand name or trade name advertising and the product or service advertised is only incidental to the principal activity conducted or maintained on the property, or if the sign brings rental income to the property owner or sign owner, it shall be considered the business of outdoor advertising and not an on-premises sign. On-premises sign does not include a sign on a narrow strip of land contiguous to the advertised activity, or a sign on an easement on adjacent property, when the purpose is clearly to circumvent the intent of this act.

  • Parking Spaces means spaces in or portion of the Ground Floor of the Building and also open spaces at the ground level of the said premises as expressed or intended by the Developer, at their sole discretion, for parking of motor cars/two wheelers etc.

  • Licensed Space means the indoor and outdoor space on the premises approved by the department for the purpose of providing licensed child care.

  • Customer Premises means premises owned, controlled or occupied by the Customer which are made available for use by the Supplier or its Sub-Contractors for the provision of the Goods and/or Services (or any of them);

  • Parking space leasing data means the following government data on an application for, or lease of, a parking space: residence address, home telephone number, beginning and ending work hours, place of employment, location of parking space, and work telephone number.

  • Rentable Area of Premises on Page 1 of the Lease shall be deleted in their entirety and replaced with the following:

  • Common space means an area on which two or more information functions (e.g. symbol) may be displayed, but not simultaneously.

  • Office Space means the offices of the Service Provider located at 000 Xxxx Xxxxxx, Xxxxx 00, Xxx Xxxx, Xxx Xxxx 00000 (or any successor location or other existing office space of the Service Provider or any of its affiliates).

  • Licensed premises means all areas associated with the operations of the licensee, including, but not limited to:

  • Leased Premises means the Leased Premises as defined in Paragraph 1.

  • Usable space means the areas that are available at all times for use by children in an early learning program and meets licensing requirements.

  • residential premises means a house, building, structure, shelter, or mobile home, or portion thereof, used as a dwelling, home, residence, or living place by 1 or more human beings. “Residential premises” includes an apartment unit, a boardinghouse, a rooming house, a mobile home, a mobile home space, and a single or multiple family dwelling, but does not include a hotel, a motel, motor home, or other tourist accommodation, when used as a temporary accommodation for guests or tourists, or premises used as the principal place of residence of the owner and rented occasionally during temporary absences including vacation or sabbatical leave.

  • The Building means any building of which the Property forms part.
