Furthermore, Tenant acknowledges that the Leased Site and the Property are owned by Landlord as a real estate investment and failure by Tenant to give timely notice of a termination as provided for in this Section, regardless of whether the result of accident, surprise, neglect or mistake, shall not in any way entitle Tenant to give the termination notice after the specified time period.

If Tower Operator does not pay all or any portion of the Ground Rent when due and payable with respect to any Leased Site, T-Mobile Collocator may seek to cure such payment default under any applicable Ground Lease by making payment of the unpaid Ground Rent to the applicable Ground Lessor.
