  • Unless otherwise set forth herein with respect to a certain payment and except for Base Rent and the Monthly Expense Payment (as defined Article 6.3), Additional Rent shall be due thirty (30) days after delivery to Tenant of an invoice or written demand therefore.

  • Thereafter, except in the case of a temporary taking, as of the date possession is taken the Base Rent and Monthly Expense Payment shall be reduced in the same proportion that the floor area of that part of the Premises so taken (less any addition thereto by reason of any reconstruction) bears to the original floor area of the Premises.

Related to Monthly Expense Payment

  • Expense Fee As to each Mortgage Loan and any Distribution Date, the product of the Expense Fee Rate and its Stated Principal Balance as of that Distribution Date.

  • Monthly Debt Service Payment Amount means, for each Monthly Payment Date, an amount equal to the amount of interest which is then due on all the Components of the Loan in the aggregate for the Interest Period during which such Monthly Payment Date occurs.

  • Monthly Service Fee means a monthly charge to a member for continuing care and not as rent, or a daily prorated portion thereof.

A Covered Expense is deemed to be incurred on the date such treatment, service or supply, that gave rise to the expense or the charge, was rendered or obtained.
