Net floor area definition

Net floor area means that portion of the gross floor area of a building which is used by accessory use defined herein or specifically named elsewhere in this By-law, but excluding:
Net floor area means the clear floor space, exclusive of fixed or built-in cabinets or appliances, included with the surrounding exterior walls or a building or portion thereof. The net floor area of a building, or portion thereof, not provided with surrounding exterior walls shall be the clear floor space under the horizontal pro- jection of the roof or floor above. Net floor area means that portion of the gross floor area of a building which is used by accessory use defined herein
Net floor area means the building floor space occupied by uses which create demand for parking spaces after deducting the areas listed here from the gross square foot.

Net floor area means the useable enclosed floor area of a dwelling after deducting veranda, carport, garage, and exterior walls.

Net floor area or “NFA” means the area of floor space (measured to the internal face of the perimeter walls at each floor level) which are available for MICE activities but excluding ancillary areas such as (but not limited to) the following:
Net floor area means the gross floor area of a building or structure, minus elevator shafts, stairwells, floor area intended and designed for the parking of motor vehicles, interior balconies, and electrical and mechanical equipment rooms. “Net floor area” shall also exclude open interior pedestrian walkways, lobbies, plazas and interior balconies, such as those found in enclosed shopping malls, office and hotel lobbies and atrium buildings, which exceed minimum code requirements for hallways and passageways.
