Phase II Premises definition

Phase II Premises. The space defined in Section 1.1.
Phase II Premises. All the rentable square footage of “Phase II” of the Property, the size of which shall be determined based on the Approved Working Drawings for Landlord’s Phase II Work (as defined in Exhibit B attached hereto (the “Tenant Work Letter”)) and confirmed through measurement in accordance with Section 1.1.1 (and which shall be measured using the BOMA Standard), which shall be no more than 36,400 rentable square feet, excluding the rentable square footage of the Roof Deck. The outline and general location of the to be constructed Phase II Premises as of the Effective Date is set forth in Exhibit A to this Lease. The rentable square footage shall not include the rentable square footage of the contemplated roof deck for the Phase II Premises (the “Roof Deck”) and no Monthly Rent (as hereinafter defined) shall be payable on the Roof Deck.
Phase II Premises. The date that the Existing Tenant vacates the Phase II Premises and possession thereof is delivered to Tenant, which date is estimated to be April 1, 2022

Examples of Phase II Premises in a sentence

  • Landlord represents and warrants to Tenant that (a) pursuant to the express terms of the Existing Tenant’s lease (the “Existing Tenant Lease”), such Existing Tenant Lease is scheduled to expire on June 30, 2022 (the “Existing Tenant Lease Expiration Date”), and (b) the Existing Tenant does not have any rights to remain in or otherwise occupy the Phase II Premises beyond the Existing Tenant Lease Expiration Date.

  • Tenant agrees that is shall commence and complete the portion of the Tenant Improvements respecting the Phase I Premises and the portion of the Tenant Improvements respecting the Phase II Premises substantially concurrently, and shall complete the Tenant Improvements respecting the Phase II Premises no later than June 1, 2016.

  • During the Term, at no charge to Tenant, Tenant shall be permitted to use the existing office and laboratory furniture, fixtures and equipment located in the Phase I or Phase II Premises (as applicable) as of the Phase I or Phase II Commencement Date (as applicable), and as described in more particular detail in Exhibit E attached hereto (the “FF&E”).

  • Landlord and ▇▇▇▇▇▇ acknowledge that the Tenant Improvements include the build-out of the Phase II Premises prior to Tenant’s election of the Expansion Option and that, as a result, Tenant may never lease or occupy the Phase II Premises following completion of the Tenant Improvements relating thereto.

  • If the tenant occupying the Phase II Premises (the “Existing Tenant”) does not vacate the Phase II Premises prior to the Projected Phase II Commencement Date (e.g. April 1, 2022), Landlord shall make commercially reasonable efforts to regain legal possession of the Phase II Premises as soon as possible, including pursuing all available remedies at law or in equity to evict such tenant.


More Definitions of Phase II Premises

Phase II Premises means the Phase II Land and the Phase II Building.
Phase II Premises contains 26,682 RSF, comprised of (A) 13,347 RSF located on the seventh (7th) floor of the Building, and (B) 13,335 RSF located on the eighth (8th) floor of the Building. The Phase I Premises and the Phase II Premises shall collectively be referred to herein as the “Premises”. 3. Lease Term (Article 2).
Phase II Premises will consist of approximately 51,967 RSF as denoted on the Phasing Schedule, in addition to the fenced yard depicted thereon. Lessor will utilize its best, commercially reasonable efforts to deliver the Phase II Premises to Lessee in the Space Delivery Condition by June 1, 2022 (the “Phase II Possession Date”);
Phase II Premises means that portion of the Building described on the schedules attached hereto as “Exhibits “A-1 and A-3” and made a part hereof.
Phase II Premises means the 500,000 square foot area to be constructed by Landlord as an addition to the Building pursuant to Article 3 and labeled as the “Phase II Premises” on the Site Plan, together with that portion of the Common Areas consisting of any parking areas and truck courts expressly reserved for use by the occupant of the Phase II Premises on the Site Plan.
Phase II Premises shall be deemed to refer to the "Phase Two Delivery Area" as shown on Exhibit A-1 attached hereto.
Phase II Premises means the entirety of Floors 25, 26, 27, 36, 37 and 40 of the Building consisting of a total of 120,868 square feet of Rentable Area. The respective Floors of the Building comprising the Phase II Premises contain the following square feet of Rentable Area: (a) Floor 25: 20,620 square feet of Rentable Area (b) Floor 26: 20,620 square feet of Rentable Area (c) Floor 27: 20,744 square feet of Rentable Area
