Plaza Improvements means the improvements on the Plaza.

• Any agreements that are reached between the parties regarding an alternative financing plan for the construction of the Plaza Improvements shall be memorialized in an implementation agreement to this Agreement.

• Landlord and Tenant agree that Tenant shall be obligated to complete (or, in the case of certain of the Coliseum Plaza Improvements, cause Tenant's subtenants to complete) the Coliseum Plaza Improvements, at its sole cost and expense, in a manner that satisfies the First Class Facility Standard and the Scope of Work, in a total amount not less than the Estimated Project Cost and otherwise in accordance with and subject to this Lease.

• Any net proceeds from the sale of Commemorative Bricks in excess of One Million Five-Hundred Thousand Dollars ($1,500,000) will be allocated to the Stadium Plaza Improvements Budget pursuant to Section 5.1(p) hereof but in no event shall net proceeds from the sale of Commemorative Bricks be used for anything other than improvements to the Stadium Plaza.

• The first One Million Five Hundred Thousand Dollars ($1,500,000) of net proceeds from the sale of Commemorative Bricks will be applied to Project Costs for Stadium Plaza Improvements.
