Retained Space means approximately gross square feet of space within the Historic Boat Shop reserved for use as [ ] by Landlord or its assignees and shall not be leased to Tenant. [TBD WHETHER APPLICABLE]
Retained Space means approximately gross square feet of space reserved for use as office space by or its assignees for management and use of the marina and shall not be leased to the tenant under the Lease.
Retained Space. Units S-ll-01 (the 11th Floor of the South Building) and S-01-05 (the portion of the South Building lobby shown hatched on the floor plan annexed hereto as Schedule E) and the Limited Common Elements and the undivided interest in the General Common Elements appurtenant to such Units. Landlord and Tenant hereby agree that for purposes of this Lease the Retained Space shall be deemed to contain an aggregate of 53,032 rentable square feet.

Examples of Retained Space in a sentence

  • Tenant shall receive not less than ten (10) days’ prior notice (except in case of an emergency) of any such use or work, and no such use or work shall materially interfere with Tenant’s normal business operations in the Tenant Retained Space.

  • To the extent reasonably required in connection with any Leases as of the date hereof or in connection with any separation of the Recapture Space, Tenant shall have all of the same foregoing rights in connection with the Demised Premises and the Tenant Retained Space.

  • Licensor shall not have any consent rights to such alteration, except Licensor may refuse to allow such alteration if in Licensor’s reasonable judgment such alteration would materially adversely affect Licensor’s use of the Retained Space.

  • For avoidance of doubt, a heating or air conditioning unit shall not be deemed to exclusively serve the Subleased Premises or Sublandlord’s Retained Space in warehouse areas since the same are not enclosed by demising walls.

  • So long as Sublessee is not in default hereunder beyond any applicable notice, grace and cure period, Sublessee shall have the one time only right and option to sublease all or any substantial portion of the Leased Premises currently retained and occupied by Sublessor ("Sublessor's Retained Space").

  • The parties agree that the Premises and the Sublessor's Retained Space shall each be safe, secure and separate from the other.

  • Exhibits in the Retained Space shall meet National Park Service standards for Exhibit Planning and Design and Exhibit Fabrication.


More Definitions of Retained Space

Retained Space shall have the meaning set forth in Section 45.1 of this Lease.
Retained Space means space located within the Xxxxxxx Warehouse that is not leased to Lessee and is reserved for use by Lessor. The Retained Space comprises approximately 9,565 square feet of the ground floor area within the Xxxxxxx Warehouse as measured from the interior surface of the finished walls and is a contiguous area beginning approximately at the Jefferson and Hyde Street corner of the building and extending across the bays of the building’s support grid fronting on Jefferson Street as shown on Exhibit B and continuing into the interior of the building on the lowest level along the Hyde Street wall of the building so as to encompass the requisite area in a generally rectangular shape. The outside entrance to the Retained Space shall be through an existing opening onto Jefferson Street. The Retained Space extends downward from the bottom of the finished surfaces of the ceiling above and extends no further downward than the top of the concrete floor slab. The Retained Space does not include the Vault.

  • Leased space means a self−service storage unit or a space located within a self−service storage facility that a lessee is enti- tled to use for the storage of personal property on a self−service basis pursuant to a rental agreement and that is not rented or pro- vided to the lessee in conjunction with property for residential use by the lessee.

  • Confined Space means a place the dimensions or nature of which necessitate working in a cramped position or without sufficient ventilation.)

Landlord agrees to notify Tenant promptly after Landlord learns that any Expansion Space is or will become available. Subject to the prior rights of other tenants to whom Landlord has granted substantially similar rights, Tenant has the option to lease any Expansion Space which Landlord notifies Tenant is or will become available. If Tenant gives Landlord notice of its exercise of this option within thirty (30) days after notification from Landlord of the availability of the Expansion Space and if no Event of Default exists when Tenant’s notice is given, this Lease will be deemed to be amended to include Tenant’s Expansion Space as part of the Premises for the remainder of the Lease Term upon all of the same terms contained in this Lease except that (i) the Rentable Area of the Premises will be amended to include Tenant’s Expansion Space; (ii) Tenant’s Share will be increased to include the rentable area of Tenant’s Expansion Space; (iii) the Term Commencement Date with respect to Tenant’s Expansion Space will be the earlier of sixty (60) days after the date on which Tenant’s Expansion Space becomes vacant and ready for occupancy (provided that date is at least sixty (60) days after Tenant exercises its option to lease the Expansion Space), or the date on which the Expansion Space is first occupied by Tenant; (iv) if Tenant’s Expansion Space contains a rentable area of 10,000 square feet or more, and if there are less than three (3) Lease Years remaining in the Lease Term, the Lease Term will be extended to include three (3) full years from the Term Commencement Date with respect to Tenant’s Expansion Space; and (v) subject to adjustment during each Fixed Rental Period as provided in Exhibit E, Basic Rent for each year of the remaining Lease Term (as it may be extended) will be the greater of (a) the Basic Rent last paid by the Person most recently occupying Tenant’s Expansion Space or (b) Market Rent determined as provided in the Rent Rider attached as Exhibit E. If Tenant exercises this option, Tenant’s Expansion Space will be leased to Tenant in its “as is” condition and Tenant will, at its expense and in compliance with the provisions of Section 7.06, design and construct all Improvements desired by Tenant for its use and occupancy. Landlord and Tenant agree to execute such amendments to this Lease and other instruments as either of them considers necessary or desirable to reflect Tenant’s exercise of this option.

  • the Premises means the building or part of the building booked and referred to in the contract
