Development Proposal • Purpose: To discharge the existing development agreements and an unsubstantial amendment, so that the subject property may be regulated by the provisions of the Land Use Bylaw. • The current use of the property, a 24-unit apartment building, is permitted as-of- right through site plan approval in the R3 Zone. • Once the existing agreements have been discharged, the developer plans to continue to develop the subject lands as-of-right, by subdividing the lands into two additional parcels and applying for site plan approval for two small multiplexes or cluster townhouses. Conclusion • Planning staff have reviewed the application by Reno’s & Restoration Group Inc., on behalf of Versailles Holding Limited, based on the applicable policies contained in the Municipal Planning Strategy, Municipal Government Act and the existing development agreements and have determined that the request to discharge the agreements is appropriate. • Therefore, staff recommend that the two existing development agreements and the one unsubstantial development agreement amendment be discharged. • In doing so, the property located at 000 Xxxxxxx 000, Xxxxx (PID 45292679) will be regulated by the Multiple Unit Dwelling (R3) Zone provisions of the LUB.
