The Landlord assumes no liability in the failure of the Tenant, Tenant’s Contractor(s) and/or Tenant’s Consultant(s) to improperly apply for any permit, the failure to have all necessary permits to complete Tenant’s work in order to obtain a final Certificate of Occupancy within the jurisdiction, failure to acquire any required bonding or licensing as may be required in the jurisdiction and the failure of Tenant or Tenant’s Contractor to pass any inspection as it relates to Tenant’s work.

Tenant shall not permit Tenant’s Contractors to commence work until the required insurance has been obtained and certified copies of policies or certificates have been delivered to Landlord.
Such insurance shall insure Tenant’s Contractors against any and all claims for bodily injury, including death resulting therefrom, and damage to the property of others arising from its operations under the contracts, whether such operations are performed by Tenant’s Contractors, or by anyone directly or indirectly employed by any of them.
Such insurance shall provide for explosion and collapse, completed operations coverage and broad form blanket contractual liability coverage and shall insure Tenant’s Contractors against any and all claims for bodily injury, including death resulting therefrom, and damage to the property of others and arising from its operations under the contracts whether such operations are performed by Tenant’s Contractors or by anyone directly or indirectly employed by any of them.
