Advance Rent. The first full month’s rent shall be paid by Tenant to Landlord upon the execution of this Lease as advance rent, provided, however, that such amount shall be held by Landlord as an additional “Security Deposit” pursuant to this Lease until it is applied by Landlord to the first Minimum Monthly Rent due hereunder.
Advance Rent. Upon execution of this Lease, Tenant shall pay Landlord the Advance Rent to be held as advance rent and security and which Landlord shall be entitled to retain, without limitation of other remedies, for any defaults of this Lease by Tenant occurring prior to the commencement of the Term. If no such defaults occur, the Advance Rent shall be applied by Landlord against first installments of Base Rent payable by Tenant hereunder.
Advance Rent. Mortgagor shall not, nor shall Borrower permit Mortgagor to, receive or accept rent under any Lease (whether residential or non-residential) for more than two months in advance.
Advance Rent. Lessee shall pay to Lessor, prior to Lessor's acceptance of a Lease, Advance Rent, if specified. Advance Rent shall be refunded if Lessor for any reason does not accept the Lease or Lessee terminates the Lease in accordance with Paragraph 4, 12 or 15.
Advance Rent. The sum specified in Section 1.8 (B) is paid to Landlord upon execution of this Lease as advance Rent; provided, however, that Landlord shall hold such amount as a Security Deposit pursuant to the Lease until Landlord applies it to the Base Rent.
Advance Rent. Concurrently with the execution of this First Amendment, Tenant shall deliver to Landlord a check in the amount of $7,373.30 which constitutes the first installment of Base Monthly Rent for the Additional Premises after the Expansion Commencement Date.
Advance Rent. If Lessee shall have paid any rent hereunder in advance of the due date therefor, Lessor may apply any or all thereof to any obligation of Lessee hereunder.
Advance Rent. To secure your obligations to us, you will pay the advance rent amount shown on the reverse side at the time you sign this Lease. If the Lease is never finalized for reasons that are not our fault, we may keep the deposit to pay for our administrative costs, the costs for procuring the bond and associated costs as liquidated damages. If any part of the deposit is remaining at the end of the Term and you have complied with all of your obligations, we will return the remainder to you without interest. All advance rent shall represent last payments to the extent not otherwise utilized hereinabove.
Advance Rent. The amount specified in Section 1.5(B) hereof is paid herewith to Lessor upon execution of this Lease as advance rent, receipt of which is hereby acknowledged, provided, however, that such amount shall be held by Lessor as a "SECURITY DEPOSIT" pursuant to Section 10.1 hereof until it is applied by Lessor to the first Minimum Rent due hereunder.
Advance Rent. TENANT agrees to pay the sum of $1,000.00 as advance rent representing payment for the last month of the lease term or any renewal term due upon lease signing in cleared funds. Advanced rent shall be disbursed as it becomes due.
