Base Rent for Expansion Premises. (a) Tenant shall continue to pay Base Rent with respect to the Original Premises at the rates set forth in the Lease, and (b) commencing on the Expansion Premises Commencement Date, Base Rent for the Expansion Premises shall be payable at the rate of per month and shall, notwithstanding any contrary provision contained in the Lease, thereafter be increased on each anniversary of the Expansion Premises Commencement Date by multiplying the Base Rent payable for the Expansion Premises immediately before such date by the Rent Adjustment Percentage (i.e., [***]) and adding the resulting amount to the Base Rent payable for the Expansion Premises immediately before such date. Base Rent for the Expansion Premises, as so adjusted, shall thereafter be due as provided in the Lease. NotWithstanding the foregoing, on April 1, 2021 (“Expansion Premises Adjustment Date”), the Base Rent rate for the Expansion Premises shall be adjusted to equal the Base Rent rate in effect for the Original Premises. From and after the Expansion Premises Adjustment Date through the remainder of the Term, the Base Rent for the Expansion Premises shall increase by the Rent Adjustment Percentage (i.e., [***]) on the Adjustment Date for the Original Premises as set forth in the Lease (i.e., September 1).
Base Rent for Expansion Premises. Commencing on the Expansion Commencement Date and continuing throughout the Expansion Term, Lessee shall pay to Lessor monthly installments of Base Rent, pursuant to the terms of the Lease, for the Expansion Premises as follows (the first “Expansion Term Lease Year” shall be the first full twelve (12) consecutive calendar months in addition to any partial calendar month at the beginning of the Expansion Term should the Expansion Commencement Date not fall on the first (1st) day of a calendar month, and each following “Expansion Term Lease Year” shall be the succeeding twelve (12) month period): On or before the Expansion Commencement Date, Lessee shall pay to Lessor the Base Rent payable for the Expansion Premises for the first full month of the Expansion Term.

Base Rent for Expansion Premises. (a) Tenant shall continue to pay Base Rent with respect to the Existing Premises at the rates set forth in the Lease, and (b) commencing on the Rent Commencement Date (i.e., January 1, 2022), Base Rent for the Expansion Premises shall be payable at the rate of $5,146.25 per month. During the Term, the Base Rent for the Expansion Premises shall be increased on the Adjustment Date, by multiplying the monthly Base Rent payable immediately before such Adjustment Date for the Expansion Premises by the Rent Adjustment Percentage (i.e., [***]%) and adding the resulting amount to the monthly Base Rent payable immediately before such Adjustment Date. Base Rent, as so adjusted, shall thereafter be due as provided in Section 4 of the Lease. On the Effective Date, Tenant shall deliver to Landlord an amount equal to the first monthly installment of Base Rent payable for the Expansion Premises.

Base Rent for Expansion Premises. Commencing on the Expansion Premises Rent Commencement Date, and throughout the Expansion Premises Term, in addition to Additional Rent and all other costs and expenses payable by Tenant pursuant to the Lease, Tenant shall pay the following monthly Base Rent for the Expansion Premises, in accordance with the terms of the Lease: *Landlord shall ▇▇▇▇▇ Tenant’s obligation to pay Base Rent with respect to the Expansion Premises for the first (1st) full month through and including the seventh (7th) full month (the “Expansion Premises Rent Abatement”) following the Expansion Premises Commencement Date. If the Expansion Premises Commencement Date is not June 1, 2026, the foregoing rent chart shall be revised accordingly. During such abatement period, Tenant shall still be responsible for the payment of all of its other monetary obligations under the Lease, as amended by this Amendment, relative to Tenant’s use and occupancy of the Premises, including ▇▇▇▇▇▇’s Share of Direct Expenses and Additional Taxes as set forth in the Lease. Notwithstanding the foregoing, Tenant shall not be entitled to the Expansion Premises Rent Abatement during any period in which there is an existing Event of Default; provided, however, that the abatement shall recommence once the default has been cured and continue until the total abatement amount has been received by Tenant or such earlier date in which the Lease expires or terminates. Tenant shall have the right to convert all or any portion of the Expansion Premises Rent Abatement into additional Tenant Improvement Allowance by giving written notice of such election to Landlord before the entire abatement has been received by ▇▇▇▇▇▇ and at least thirty (30) days prior to the abated rent period that Tenant wishes to convert to additional Tenant Improvement Allowance.
Base Rent for Expansion Premises. (a) Commencing on the Expansion Premises Commencement Date, the monthly installments of Base Rent payable under the Sublease for the Expansion Premises for the Expansion Premises Sublease Term, shall be set forth in this Section 8 below, payable in advance, on the first day of each calendar month, and continuing through the remainder of the Expansion Premises Sublease Term. The Base Rent set forth in the schedule below shall be payable by Subtenant without deduction, offset, prior notice or demand in lawful money of the United States to Sublandlord via wire transfer to the account noted on Exhibit C to the Original Sublease, or at such other place or places as Sublandlord may from time to time direct. (b) In addition to the payment of the monthly Base Rent with respect to Suite 250 during the Expansion Premises Sublease Term, as the same may be extended, Subtenant shall pay to Sublandlord with respect to the Expansion Premises (i) Subtenant’s Share (stated in Section 5.3(a) of the Original Sublease, as amended pursuant to Section 7 below) of Direct Expenses (as defined in the Master Lease) and (ii) all other costs, expenses and charges, and all other sums and amounts, payable to Sublandlord under the provisions of the Sublease. All such costs, expenses, charges, sums and amounts shall be payable at the times, in the manner and at the place as set forth in the Sublease.
