Expansion Premises definition

Expansion Premises means the additional 30,591 square feet added to the initial premises pursuant to the Nashville Lease.
Expansion Premises as used herein shall mean that certain space contiguous to the Existing Premises consisting of approximately 2,763 “rentable square feet” (as such term is used in the Lease) located on the tenth floor of the Building and identified as Suite 1010. Landlord hereby leases to Tenant and Tenant hereby leases from Landlord, in addition to the Existing Premises, the Expansion Premises, upon the terms, covenants and conditions set forth in this First Amendment and otherwise upon the same terms, covenants and conditions set forth in the Existing Lease. The term “Premises” as used herein shall mean the Expansion Premises and the Existing Premises, collectively, consisting of approximately 13,109 rentable square feet in the aggregate. Each of the Expansion Premises and the Existing Premises are outlined on the plan attached hereto as Exhibit A. Effective as of the date this First Amendment is fully executed, (a) all references in the Lease to the “Premises” shall mean the Premises as defined in this First Amendment; (b) the rentable square footage set forth in the Basic Lease Information of the Lease, shall be deleted and replaced with “13,109;” (c) the suite number(s) set forth in the Basic Lease Information of the Lease shall be deleted and replaced with 1060 and 1010; and (d) Exhibit “A” attached to this First Amendment, showing the location of the Premises (and specifically the Existing Premises and Expansion Premises), shall fully supersede and replace Exhibit “A” attached to the Existing Lease, and all references in the Existing Lease to Exhibit A shall mean Exhibit “A” (Revised—First Amendment).
Expansion Premises. 0000 Xxxxxxxxxx Xxxx = 13,800 Rentable Square Feet The Temporary Premises, Original Premises, and Expansion Premises are sometimes collectively and/or individually referred to herein as the Premises, provided however, that the Premises shall only refer to space actually delivered to Tenant pursuant to this Lease.

  • Consequently, effective upon the Expansion Commencement Date, the Existing Premises shall be increased to include the Expansion Premises.

More Definitions of Expansion Premises

Expansion Premises means that certain space in the Project, commonly known as Rooms 134, 133 and 167, containing approximately 655 rentable square feet, as shown on Exhibit A, which is not occupied by a tenant or which is occupied by an existing tenant whose lease is expiring within 6 months or less and such tenant does not wish to renew (whether or not such tenant has a right to renew) its occupancy of such space. If the Expansion Premises shall become available, Landlord shall, at such time as Landlord shall elect so long as Tenant's rights hereunder are preserved, deliver to Tenant written notice (the “Expansion Notice”) of the availability of such Expansion Premises, together with the terms and conditions on which Landlord is prepared to lease Tenant such Expansion Premises. Tenant shall be entitled to exercise its Expansion Right under the terms of this Section 40(a) only with respect to the entire Expansion Premises identified in the Expansion Notice. Tenant shall have 5 business days following delivery of the Expansion Notice to deliver to Landlord written notification of Tenant's exercise of the Expansion Right (“Acceptance Notice”). Provided that no right to expand is exercised by any tenant with superior rights, Tenant shall be entitled to lease such Expansion Premises upon the terms and conditions set forth in the Expansion Notice. Tenant's failure to deliver an Acceptance Notice to Landlord within the 5 business day period provided for above shall be deemed to be an election by Tenant not to exercise Tenant's Expansion Right with respect to the Expansion Space, in which case Tenant shall have no further rights under this Section 40(a), this Section 40(a) shall be null and void and of no further force or effect, and Landlord shall have the right to lease the Expansion Space to any third party on any terms and conditions acceptable to Landlord.
Expansion Premises means the 2,369 square feet of rentable area commonly known as Suite 320 located at 140 Xxxxxxxx Xxxx, Xxxxxxxxxxxx, Xxxxxxxxxxxxx, as shown on Exhibit A attached hereto. Beginning on the later of (i) September 1, 2012 or (ii) substantial completion of the Expansion Premises Improvements, as said term is defined herein (the “Expansion Date”). Landlord shall deliver possession of the Expansion Premises to Tenant and the Expansion Premises shall be added to the Existing Premises and the term “Leased Premises”, as used in the Lease, shall refer to the Existing Premises and the Expansion Premises. The Expansion Premises shall be subject to all the terms and provisions of the Lease, except that Tenant’s obligation to pay Base Rent and Tenant’s Proportionate Share of Additional Rent with respect to the Expansion Premises shall be as provided herein.
Expansion Premises as defined in Section 24.1 shall mean, solely for purposes of the right of first offer and not with respect to the right of first refusal, any demised office space in the Building that is equal to or greater than 5,000 rentable square feet.
Expansion Premises has the meaning set forth in Section 29.1(a).
Expansion Premises means 38,356 rentable square feet located on the 3rd Floor of the Building as shown on “Exhibit A”, attached hereto and incorporated herein, to be added to the Premises, at Tenant’s election, in two (2) phases (each referred to as a “Phase” or collectively as “Phases”) as further described hereafter, which Expansion Premises shall be subject to the following terms and conditions:
Expansion Premises means Suite 200, containing approximately 16,975 square feet of Rentable Area, outlined on Exhibit A attached hereto.
Expansion Premises means additional area on the ground level of the Building contiguous to the Premises in an amount to be designated by Tenant in Tenant’s Expansion Request Notice (as defined below) containing (i) not less than 25,000 square feet of Rentable Floor Area, and (ii) not more than 80,000 square feet of Rentable Floor Area, all to be constructed and finished in the location behind the existing Building (but in no event may the square footage of the Expansion Premises exceed the square footage that would result in the need to construct any type of parking structure, whether in or below the Expansion Premises, or elsewhere on the Site).
