BUILDING REQUIREMENTS. 11.1 No building or structure may be erected on the property and/or the external appearance (including the colour) of any existing or future building or structure may not be changed unless the architectural design plans and specifications (including materials) of such building or structure conform to the provisions of the architectural guidelines, as determined by the seller and/or the Home Owners’ Association in its sole discretion.
