Compliance with Laws, Ordinances, Regulations. During the term of this Lease, Tenant shall, at its own cost and expense promptly observe and comply with all laws, orders, regulations, rules, ordinances and codes of the federal, state, town, county and municipal governments and of all other governmental and public authorities affecting the Building and the Premises, or the use and occupancy thereof, or appurtenances or any part thereof, and of all their departments, bureaus, or officials having jurisdiction, and/or any other body exercising similar functions, whether such laws, orders, regulations, rules, or ordinances relate to alterations, replacements, or repairs either inside or outside, extraordinary or ordinary, to or in and about the Building and Premises, or to any privileges appurtenant thereto or connected with the enjoyment thereof, or to changes or requirements incident to or as a result of any use or occupation thereof, or to any cause or condition created by Tenant, or to any breach of any of Tenant's obligations hereunder, or otherwise, and whether the same are in force at the commencement of the term of this Lease, or may in the future be passed, enacted or directed, and Tenant shall pay all costs, expenses, claims, fines, penalties and damages that may in any manner arise out of or be imposed because of the failure of Tenant to comply with the provisions of this paragraph. Tenant shall be permitted to contest any of the foregoing in good faith, provided such contest shall not subject Landlord to any cost, expense, penalty or forfeiture.
