Condition at End of Term. At the earlier of the expiration of the Lease term or the termination of this Lease, the Tenant will quit the Premises and will surrender them to the Landlord. The Tenant will remove all personal and other property that belongs to the Tenant under this Lease and will repair all damages to the Premises or Improvements caused by that removal.

The Premises must be swept clean and must be in good order and condition, except for ordinary wear and tear. The Lessee will remove all personal and other property that belongs to the Lessee under this Lease and will repair all damages to the Premises caused by that removal. The Lessee will restore the Premises to the condition in which they were before installation of the items removed.
Condition at End of Term. On the Expiration Date, Tenant shall surrender the Premises to Landlord in the condition in which Premises were originally received from Landlord, except for ordinary wear and tear and damage by casualty or taking not required to be repaired by Tenant hereunder. So long as Tenant is not in default hereunder, Tenant may remove from the Premises on or prior to the Expiration Date all property situated therein which is not owned by Landlord, and Tenant shall, on or prior to the Expiration Date, remove all of Tenant's office equipment, trade fixtures and moveable furnishings from the Premises, and the UPS power backup system, if any, installed by or on behalf of Tenant. Property not so removed shall become the property of Landlord, and Landlord may at Tenant's expense remove such property from the Premises and dispose thereof without any liability of Landlord to Tenant.
Condition at End of Term. Subject to the terms of Articles 7 and 10, at the expiration or earlier termination of the Term, Tenant shall promptly yield up, in the same condition, order and repair in which they are required to be kept during the Term, the Premises and all alterations thereto, and all fixtures and equipment servicing the Building, ordinary wear and tear excepted.

The obligation under this Section 8.5(c) shall survive the expiration or termination of this Agreement, notwithstanding anything in the Agreement to the contrary.
Condition at End of Term. If at the end of the Term the Premises are not in the state and condition in which they should be having regard to the Tenant’s obligations the Tenant must (if required by the Landlord) pay to the Landlord on demand as a debt due to the Landlord such sum as is certified by the Landlord’s surveyor to represent in its opinion the aggregate of 3.7.1 the cost of putting the Premises into that state and condition (including without limitation all professional fees incurred) and 3.7.2 the Annual Rent and Service Charge that would have been payable if the Term had been extended for such period as would be reasonably necessary to put the Premises into that state and condition on the assumption that such works are carried out with due expedition
