Rent and Service Charge. 4.1.1 The Tenant shall pay the Rent promptly as and when due, without any demand, deduction, set- off or counterclaim, through the Inter-bank Giro Scheme or by any other mode of payment agreed in writing by the Landlord, at the times and in the manner as set out in Schedule 1. The said Rent payable is exclusive of any Goods and Services Tax chargeable thereon.
4.1.2 The Tenant shall pay the Service Charge by way of further and additional rent promptly as and when due, without any demand, deduction, set-off or counterclaim through the Inter- bank Giro Scheme or by any other mode of payment agreed in writing by the Landlord, at the times and in the manner as set out in Schedule 2. The said Service Charge payable is exclusive of any Goods and Services Tax chargeable thereon.
Rent and Service Charge. To pay the Rent and Service Charge to the Landlord monthly in advance at the times and in the manner specified in Clause 2.2 without any set-off counterclaim or deduction whatsoever.
Rent and Service Charge. (i) The Lessee shall pay to the Lessor a yearly rent for the Demised Premises of BD$297,359:88 (being equivalent to $40:00 per square foot for the Demised Premises) until the 30th day of September 2008 and such rent shall be payable by equal monthly installments in advance on the first day of each calendar month. The Lessee shall be entitled to commence possession of the Demised Premises from the date of execution of this Lease the first monthly payment being in respect of the period from the 1st day of October 2005 to the 31st day of October 2005 to be paid on the execution hereof.
(ii) The Lessee shall pay to the Lessor by way of additional rent Maintenance Expenses for each Maintenance Period and so in proportion for any part thereof at the times and in the manner hereinafter provided.
(iii) The Lessee’s proportion of the Maintenance Expenses shall be calculated as the percentage of the square footage the Demised Premises bears towards the total square footage of the other parts of the Building which are determined by the Lessor exclusively.
(a) The Lessee shall pay for the first year of the Term the sum of $5,868:58 per calendar month on account of the Maintenance Expenses. ($2,930:83 for the second floor and $2,937:75 for the third floor) The sum payable by the Lessee on account of the Maintenance Expenses shall be reviewed by the Lessor and the Lessee on an annual basis and within one month from the commencement of each Maintenance Period.
(b) Within three months of the end of each Maintenance Period the Lessor shall cause proper accounts to be prepared showing the actual Maintenance Expenses for the period and shall provide the Lessee with a copy thereof. If the sums paid by the Lessee to the Lessor in accordance with paragraph 3(iv)(a) hereof exceed the Lessee’s proportion of the Maintenance Expenses shown in the accounts then such excess shall be forthwith repaid to the Lessee. If the sums paid by the Lessee to the Lessor in accordance with paragraph 3(iv)(a) are less than the Lessee’s proportion of the Maintenance Expenses shown in the accounts then such differences shall forthwith be paid by the Lessee to the Lessor.
Rent and Service Charge. Leasal area: The floor area of This Building is tentatively taken as 6,800 square meters. However, the area as per the “Shanghai Real Estate Property Certificate”, assessed and issued by Shanghai Real Estate Resources Administration Bureau, will be regarded as final.

Rent and Service Charge. 5.1 The Tenant shall pay the Rent as provided in part two of the Lease without deduction or set-off.

Rent and Service Charge. 4.1 Rent ---- The Rent shall be calculated at the monthly rate of $3.30 per square foot of the floor area of the Premises. The monthly Rent is Dollars One Thousand Eight Hundred and Seventy seven and cents eighty only ($1,877.80).
4.2 Service Charge --------------
4.2.1 The Service Charge shall be calculated at the monthly rate of $0.80 per square foot of the floor area of the Premises. The monthly Service Charge is Dollars Four Hundred and Fifty five and cents twenty only ($455.20). Payment of such service charge is for estimated outgoings costs and expenses incurred or chargeable for the provision of, including but without limitation to, air-conditioning to the Premises, security guards and/or security system, cleaning of Common Area and lifts and the maintenance thereof.
4.2.2 In the event of any increase in the costs expenses and outgoings of the Landlord for providing the Services, the Landlord shall be entitled to increase the Service Charge by an amount equal to so much of the extra costs, expenses and outgoings as is attributable to the Premises. Any increase in the Service Charge shall be payable from the date specified in the Landlord's notice. In the event that the Tenant disagrees with such increase by written notice to the Landlord, the audited account from the Landlord's appointed auditor (the cost and expense of the auditor shall be borns by the Tenant) shall be final, conclusive and binding on the Tenant, both as to the Tenant's liability for such increase and the amount thereof.
4.2.3 For the avoidance of doubt, upon termination of this Lease for any reason whatsoever, the Tenant shall have no claim for any refund of the Service Charge paid by it.
4.3 Payment ------- The Rent and Service Charge shall be payable in advance on the first day of each month (each a "Payment Date"), without any deduction or withholding whatsoever. On or before the date of commencement of the Term, the Tenant shall pay to the Landlord the pro-rated Rent and Service Charge calculated from the date of commencement of the Term up to and including the day immediately preceding the next Payment Date, and thereafter the Rent and Service Charge shall be paid on each succeeding Payment Date.

3.1.2 The Tenant must pay the Service Charge upon demand and must not exercise or seek to exercise any right or claim to withhold the Service Charge or any right or claim to legal or equitable set-off.
3.1.3 If so required in writing by the Landlord, the Tenant must pay the rents and Service Charge by banker's order or credit transfer to any bank and account in the United Kingdom that the Landlord nominates from time to time.

(a) a monthly base rent (the “Base Rent”) as provided in paragraph 5(a) of Schedule 1; and
(b) the monthly service charge as set out in paragraph 5(b) of Schedule 1 (the "Service Charge") for the use of the common areas of the Station and the Tenant's contribution towards all the costs expenses and outgoings as set out in Schedule 3 hereto or such greater sum and/or any other charge or charges whatsoever incurred by the Landlord for the cleaning lighting maintenance repair and upkeep of the common areas of the Station and supply of the services and other matters.
