Condition of Premises Upon Surrender. Except as otherwise provided in this Lease, Tenant shall, upon the expiration or earlier termination of the Term, surrender the Premises to Landlord in the same condition as on the date Tenant took possession, broom clean, except for reasonable wear and tear, damage caused by an event which is insured by property insurance maintained by Landlord pursuant to Section XIV.B.(1) below (subject to Tenant's obligations stated in the last sentence of Section X.B.), and condemnation (subject to Tenant's assignment to Landlord of the right to receive proceeds of condemnation for any fixtures or other property required to be surrendered to Landlord under this subsection D.). All appurtenances, fixtures, improvements, additions and other property attached to or installed in the Premises whether by Landlord or by or on behalf of Tenant, and whether at Landlord's expense or Tenant's expense, shall be and remain the property of Landlord unless Landlord specifically agrees or requires otherwise in writing (which removal, with respect to Alterations, shall be subject to Section XII. below). Any furnishings and personal property of Tenant located in the Premises, whether the property of Tenant or leased by Tenant (including the fixtures, improvements and other items agreed, in writing, by Landlord to belong to the Tenant as provided in the preceding sentence), shall be and remain the property of Tenant and shall be removed by Tenant at Tenant's sole cost and expense at the expiration of the Term. Tenant shall promptly repair any damage to the Premises or the Building resulting from such removal. Any of Tenant's property not removed from the Premises prior to the expiration of the Term shall, at Landlord's option, either become the property of Landlord or may be removed by Landlord and Tenant shall pay to Landlord the cost of such removal within ten (10) days after delivery of a xxxx therefor or Landlord, at its option, may deduct such amount from the Security Deposit. Any damage to the Premises, including any structural damage, resulting from Tenant's use or from the removal of Tenant's fixtures, furnishings and equipment, shall be repaired by Tenant at Tenant's expense.

Condition of Premises Upon Surrender. At the expiration of the Lease, Lessee will quit and surrender the Premises in as good state and condition as when received, reasonable wear and tear excepted. In the event Lessee alters, remodels and/or improves said Premises in accordance with its rights hereinbefore granted, it shall not, at the expiration of said Original Term or expiration of any Extended Term be required to restore the same to the condition said Premises were in when Lessee took possession, but Lessee may surrender the same in their altered, remodeled and/or improved condition without any further liability provided that the use and nature of the Premises has not been diminished.
Condition of Premises Upon Surrender. Customer shall make no alterations, improvements, additions or utility installations in, on, to or about the Premises without THE SWITCH’s prior written consent. Unless otherwise instructed in writing by THE SWITCH, Customer shall remove any such alterations, improvements, additions or utility installations consented to by THE SWITCH upon the expiration of the Term hereof and shall restore the Premises to their prior condition, reasonable wear and tear excepted. If THE SWITCH instructs Customer in writing not to remove them, all such alterations, improvements, additions and utility installations which Customer might make in, on, to or about the Premises shall become the property of THE SWITCH and remain upon and be surrendered within the Premises upon the expiration of the Term hereof. Except as otherwise provided in this Paragraph 3, Xxxxxxxx agrees to return the Premises to its previous state (e.g., set struck, overhead lighting returned to proper configuration, etc.) within twenty-four (24) hours of completion of taping. Any holding over by Customer after the expiration of the term hereof shall not be construed as a renewal of the Term hereof or give Customer any rights hereunder in or to the Premises or any part thereof.
Condition of Premises Upon Surrender. At all times during the Term, Tenant shall neither cause nor suffer any waste or injury to the Premises, and Tenant shall, at the expiration or other termination of the Term, surrender and deliver up the Premises in good order and condition as delivered to Tenant on the Commencement Date, ordinary wear and tear and, subject to the provisions of Section 9, damage by casualty, excepted.

All appurtenances, fixtures, improvements, additions and other property attached to or installed in the Premises pursuant to Section 12, Tenant Changes and Trade Fixtures (the “Improvements”), whether by Landlord or by or on behalf of Tenant, and whether at Landlord’s expense or Tenant’s expense, shall be and remain the property of Landlord, at Landlord’s option. Any of Tenant’s trade fixtures, furnishings and personal property located in the Premises that are removable without material damage to the Building or the Premises, whether the property of Tenant or leased by Tenant (“Tenant’s Property”), shall be and remain the property of Tenant and, not later than that date that this Lease expires or is terminated, Tenant, at Tenant’s sole cost and expense, shall remove Tenant’s Property. Tenant shall promptly repair any damage to the Premises or the Building resulting from such removal.
