Definition of Tenant's Share. The term “Tenant’s Share” means that portion of an Operating Expense determined by multiplying the cost of such item by a fraction, the numerator of which is the Premises Square Footage and the denominator of which is the total square footage of the floor area of the Building or the Property, depending on the nature of the Operating Expense to be charged, as of the date on which the computation is made. A determination of Tenant’s Share for various Operating Expenses for the Building is set forth in Item 16 of the Basic Lease Provisions. Tenant acknowledges that the total square footage of the Building or Property may change from time to time, and that Tenant’s Share under any or all of the foregoing categories of Operating Expenses may vary accordingly, effective on the first day of the month after each such change occurs. A determination of Tenant’s Share and Building square footage as of the date hereof is set forth in Items 16 and 6, respectively, of the Basic Lease Provisions.
Definition of Tenant's Share. Commencing on the Expansion Premises Commencement Date, the defined term “Tenant's Share” on Page 1 of the Lease is deleted in its entirety and replaced with the following: “Tenant's Share: 5.40%”
Definition of Tenant's Share. The term "Tenant's Share" means that portion of Building Costs determined by multiplying the total Building Costs by a fraction, the numerator of which is the square footage of the Premises and the denominator of which is the average total rentable square footage in the Building (as stated in Paragraph 7(e) of the Fundamental Lease Provisions).
Definition of Tenant's Share. The term "Tenant's Share" means a fraction, the numerator of which is the Premises Rentable Square Feet of the Premises and the denominator of which is the Premises Rentable Square Feet of the Building. For purposes of establishing Tenant's Share as of the date of this Lease, the number of Premises Rentable Square Feet of the Premises and the number of Premises Rentable Square Feet of the Building are deemed to be as set forth in Section 6 of the Basic Lease Provisions. From time to time at Landlord's option, Landlord's Space Planner may redetermine the actual number of the Building Rentable Square Feet, which determination will be conclusive. Upon a redetermination of the Building Rentable Square Feet in accordance with the BOMA Standard, if any, there will be appropriate adjustments to (i) the Premises Rentable Square Feet, based upon the definition of Premises Rentable Square Feet set forth in Section 2.1 of this Lease, (ii) Tenant's Share, (iii) the Monthly Rent and (iv) the Security Deposit. Landlord and Tenant agree to execute an amendment to this Lease to reflect any such adjustment.
Definition of Tenant's Share. The definition of “Tenant’s Share” set forth in the Lease Summary Sheet of the Original Lease is hereby deleted in its entirety and replaced with the following: “A fraction, the numerator of which is the number of rentable square feet in the Prime Premises and the denominator of which is the number of rentable square feet in the Campus that is not exempt from taxation by the relevant taxing authority. As of the Effective Date of the Third Amendment to this Lease, Tenant’s Share is 30.52%.”
Definition of Tenant's Share. The term "Tenant's Share" means that portion of Operating Expenses or Real Property Taxes determined by multiplying the cost of such item by a fraction, the numerator of which is the Premises Square Footage and the denominator of which is the total rentable square footage of the Project leased and held by lease by tenants, as of the date on which the computation is made, provided that in no event shall the denominator of such equation be deemed to be less than ninety-five percent (95%) of the total rentable floor area of the Project.
Definition of Tenant's Share. The term “Tenant’s Share” means that portion of an Operating Expense determined by multiplying the cost of such item by a fraction, the numerator of which is the Premises square footage and the denominator of which is the total square footage of the floor area of the Building or the Project, depending on the nature of the Operating Expense to be charged, as of the date on which the computation is made, to be charged with such Operating Expense. A determination of Tenant’s Share for various Operating Expenses is set forth in Exhibit E attached to and made a part of this Lease.
Definition of Tenant's Share. The term "Tenant's Share" means that portion of an Operating Expense determined by multiplying the cost of such item by a fraction, the numerator of which is the Premises Square Footage and the denominator of which is the total square footage of the floor area of all buildings within the Project, as of the date on which the computation is made, which are to be charged with such Operating Expense. Landlord reserves the right (but shall have no obligation to do so) to construct additional buildings from time to time or to otherwise increase the total leasable square footage within the Project, and Tenant's Share shall be recalculated to reflect the increased leasable square footage at such time as the additional area is ready for occupancy. Likewise, Landlord may at its election reduce the total leasable square footage within the Project by subdividing, selling or otherwise segregating from the Project, one of more additional buildings which may be hereafter constructed, and Tenant's Share shall be recalculated to reflect the reduction in leasable square footage.
Definition of Tenant's Share. The third sentence in the definition of Tenant's Share in Section 1.1 of the Lease is deleted in its entirety and the following substituted in place thereof: From the Commencement Date until the Second Expansion Rent Commencement Date, Tenant's Share is 81.6%, subject to increase or decrease, as applicable, in the event of an increase or decrease in the Leasable Square Footage of the Premises.
Definition of Tenant's Share. The definition of Tenant's Share in Article I of the Lease is deleted in its entirety and the following substituted in place thereof:
