The basis for the cost estimate shall design and to make such modifications as may be a preliminary quantity survey which shall be required for all building systems described in Subparagraph 2.5.6. If the Professional Services Consultant and the Construction Manager are unable to fully resolve the differences between the estimates, the Owner shall determine whether the estimate submitted by the Professional Services Consultant or the estimate submitted by the Construction Manager shall be utilized for the purpose of evaluating the Professional Services Consultant’s potential obligation to modify the design to bring it within the Owner’s Construction Budget. The Owner’s decision in this regard is final, and if the preliminary construction cost estimate utilized exceeds the Owner’s original estimated construction cost contained in the Total Project Budget, the Professional Services Consultant shall work in coordination with the Construction Document PhaseManager to provide recommendations to the Owner of items of possible cost reduction(s) to bring the Project within the Total Project Budget. All major site development such as orientation, access road paving, walls and outside support buildings, structured parking facilities, programmed play areas, and paved parking lots, along with preliminary stormwater management and erosion control features should be shown. Floor plans (at 1/8" scale) with final room locations including all openings. Roof plan (at 1/8” scale) indicating structural slope, drainage areas, and drain locations. Wall sections showing final dimensional relationships, materials and component relationships. Identification of all fixed and loose equipment, furniture, and furnishings. Room inventory data sheets showing locations of furniture and equipment for each room. Owner will provide lists of furniture and equipment and format to Design Consultant. Hard copies and digital formats (if desired) will be provided to the Design Consultant. Finish schedule identifying all finishes. Preliminary door and window and hardware schedule showing final quantity plus type and quality levels. Virtually complete site plan including grading and drainage.
