Design Development. An interim step in the design process. Design Development documents consist of plans, elevations, and other drawings and outline specifications. These documents will fix and illustrate the size and character of the entire project in its essentials as to kinds of materials, type of structure, grade elevations, sidewalks, utilities, roads, parking areas, mechanical and electrical systems, and such other work as may be required.
Design Development. Within twenty-five (25) calendar days after the Design Development documents have been prepared by the Program Manager and approved by Owner, Design-Builder shall prepare a more detailed construction cost estimate with supporting data for review by the Program Manager and approval by Owner.
Design Development. 2.3.1 Design Professional shall prepare from the approved Schematic Design Documents, for approval by the City, Design Development Documents to fix and describe the size and character of the entire Task. These documents shall contain, as a minimum, the following:
2.3.2 Site plan, indicating the immediate surrounding development around the site nature and relational location, via dimensions, of all proposed Task components. Traffic circulation and landscaping should also be indicated at this stage.
Design Development. 1. Upon County's written approval of a schematic design and written authorization from County, Contractor shall address all of County's comments on the schematic design documents to County's satisfaction, and shall cause to be prepared design development documents to fix the size and character of the Work. These design development documents shall be based on the schematic design documents approved by County and shall provide the basis for the final design and construction of the Work. Contractor shall highlight in the design development documents the modifications made to address County's comments on the schematic design documents.
2. Contractor shall furnish to County a detailed design development update to the Cost of the Work prepared on a mutually agreeable basis for the purpose of monitoring project cost.
3. Contractor shall furnish to County for review design development documents at 60% and 100% completion of the Design Development.
4. The County shall review and provide written comments to Contractor within thirty (30) days of receipt of a complete package of design development documents. If requested by County, Contractor and its Design Professionals will meet with representatives of the County to discuss the design development documents.
Design Development. A. Prepare design development submittal based on the program analysis and accepted schematic design if included in the agreement. Submittal shall illustrate the resolution of all building and site elements.
B. A/E shall not proceed beyond design development phase until provided with a written statement properly endorsed by CDB and the using agency signifying acceptance of the proposed design. Acceptance statement shall include all agreed upon revisions to the design submitted.
Design Development. Within twenty-five (25) calendar days after the Design Development documents have been prepared by the Design Professional and approved by Owner, CM/GC shall prepare a more detailed construction cost estimate with supporting data for review by the Project Design Professional and approval by Owner.
Design Development. 7.1 The Design Professional is to proceed with Design Development and all adjustments to the Project Scope, Schedule, and Budget from the Schematic Design Review as directed by the Owner, after receiving written direction from the Owner to proceed. E‐mail format will be utilized for this authorization.
7.2 The Design Professional shall prepare, submit and present for approval by the Owner, a Design Development Report Package, comprised of the SREF requirements documents and the following:
Design Development. From the approved Schematic Design documents, Consultant shall prepare and present in writing, and at oral presentations, if requested, for approval by City, separate Design Development Documents, updated Project Development Schedules, updated Statements of Probable Construction Costs and a review of Constructability Review reports. The Design Development Documents shall consist of drawings (site plans, floor plans, elevations, and sections), outline specifications, and other documents. Design Development consists of continued development and expansion of architectural and/or civil Schematic Design Documents to establish the final scope, relationships, forms, size, and appearance of each element through:

2.4 Construction phasing plan The updated Development Schedules shall show the proposed completion dates of each milestone of the Project through design, bidding, construction and proposed date of occupancy. Consultant will also detail all long lead procurement items and architecturally significant equipment that will need to be purchased prior to the completion of Construction Documents. Provide updated Statements of Probable Construction Cost. If either statement of Probable Construction Cost exceeds allocated funds, Consultant shall prepare recommendations for reducing the scope of that particular Project in order to bring the estimated costs within allocated funds. Consultant shall update its documentation, at no additional cost to the City, to reflect this reduced scope. Constructability Review reports. Prepare a summary report and/or Design Development drawings or sketches showing the foundations and the framing of the proposed Primary Structural System, including materials, gross sizes and critical details. These documents may become partially completed working drawings. Review the initial results of any special studies required which are established during the Schematic Design Phase and determine their effects on the Structural System. Review any geotechnical report for structural concerns and for the recommended foundation system. Establish drawing and drafting standards for the Project with the client and design team, such as grid lines, match lines, scale and sheet size. Assist the client and design team in preparing a preliminary opinion of costs and an outline of specifications.
Design Development. 4.1.1 Unless the Contracting Authority directs otherwise in writing, the Design Development Stage will begin upon completion of the activities described under Article 3.
