Early Entry by Tenant. Tenant may enter the Premises up to 15 days before the Premises are Substantially Completed with Landlord’s prior consent (which shall not be unreasonably withheld) solely to install Tenant’s telecommunications wiring and cabling and furniture, fixtures and equipment, provided that (a) Landlord is given prior written notice of any such entry, (b) such entry shall be coordinated with Landlord and shall not interfere with the Work, and (c) Tenant shall deliver to Landlord evidence that the insurance required under Section 11 of this Lease has been obtained. Any such entry shall be on the terms of this Lease, but no Basic Rent or Additional Rent shall accrue during the period that Tenant so enters the Premises prior to Substantial Completion of the Premises. Tenant shall conduct its activities therein so as not to interfere with the Work, and shall do so at its risk and expense. If, in Landlord’s reasonable judgment, Tenant’s activities therein interfere with the Work, Landlord may terminate Tenant’s right to enter the Premises before Substantial Completion of the Premises.

Early Entry by Tenant. Tenant may enter the Shell Building before --------------------- Substantial Completion with Landlord's prior consent (which shall not be unreasonably withheld) to perform work therein, provided that (a) Landlord is given prior written notice of any such entry, (b) such entry shall be coordinated with Landlord and shall not interfere with Landlord's work, (c) Tenant shall deliver to Landlord evidence that the insurance required under Section 9 of this Lease has been obtained, and (d) Tenant shall pay all utility charges reasonably allocable to Tenant by Landlord in connection with such early entry. Tenant shall conduct its activities therein so as not to interfere with Landlord's construction activities, and shall do so at its risk and expense. If, in Landlord's judgement, Tenant's activities therein interfere with Landlord's construction activities, Landlord may terminate Tenant's right to enter the Premises before Substantial Completion. After Substantial Completion, Tenant may enter into the Premises to construct and install the initial tenant improvements therein. Any such entry shall be on the terms of this Lease, but no rent shall accrue in respect of Base Rent or, except as provided above with respect to utilities, Operating Expenses during the period that Tenant so enters the Premises before the Commencement Date. Early Entry by Tenant. Landlord shall not unreasonably --------------------- withhold its consent to any request by Tenant to have access to the Premises at some interval prior to the date of substantial completion of Landlord's Work for the purpose of allowing Tenant to install Tenant's furniture, fixtures and equipment, provided that such entry, in Landlord's reasonable judgement, will not unreasonably interfere with Landlord's Work, increase the cost thereof or result in any delay therein. Such entry shall be subject to all of the provisions of this Lease other than the payment of Annual Base Rent, Operating Expenses or Taxes, but shall not be considered Tenant's acceptance of the Premises.
Early Entry by Tenant. Tenant shall have access to, and use of, the Premises for the purpose of accepting delivery of, storing, installing and testing Tenant's furniture, telephone, computer and other office systems by not later than thirty (30) days prior to the Commencement Date, provided that Tenant shall cause its employees, contractors and agents to conduct themselves in a manner so as not to materially interfere with or delay Landlord's construction activities. Landlord shall have no responsibility for any loss or damage to any such items prior to the Commencement Date, unless caused by Landlord or Landlord's agents, employees or contractors negligence or intentional acts.
Early Entry by Tenant. The parties anticipate that each portion of the Temporary Premises shall be tendered to Tenant in their respective “AS-IS” condition on the following dates: (a) Suite 210 Premises: February 4, 2013; (b) Suite 520 Premises: January 21, 2013; (c) Suite 560 Premises: January 21, 2013; and (d) Suite 555 Premises: February 1, 2013. Tenant may enter the applicable portion of the Temporary Premises upon Landlord’s tender of such space to Tenant; provided, that Tenant shall first deliver to Landlord evidence that the insurance required under Section 11 of the Original Lease has been obtained. Any such entry shall be on the terms of the Lease, but no Basic Rent or Additional Rent shall accrue during the period that Tenant so enters such portion of the Temporary Premises prior to the applicable effective date for such portion of the Temporary Premises as described in Section 2 above. Tenant shall conduct its activities therein at its risk and expense.
Early Entry by Tenant. It is acknowledged and agreed that Tenant (and its agents, contractors, and employees) may enter upon the Premises on the Commencement Date to perform construction work required by this Lease to be performed by Tenant. Any entry shall be subject to all of the terms and conditions of this Lease, however, Tenant's obligations to pay Rent hereunder shall commence on the Rent Commencement Date. Landlord and Tenant shall cooperate in the scheduling of their respective work in the Premises so that such work may be completed in a timely manner.

Early Entry by Tenant. Landlord shall grant Tenant access to the Premises at least ten (10) days before the Commencement Date solely for the purpose of installing telephone and computer cable and wiring, fixtures, furniture and related items within the Premises. Landlord may exercise its reasonable discretion as to the timing of Tenant's early entry as such timing relates to the completion of the Tenant Improvements. During any periods of such early entry, Tenant shall abide by all terms and conditions of this Lease (including all insurance requirements), but Tenant shall not be required to pay Rent before the Commencement Date.
Early Entry by Tenant. Landlord agrees to allow Tenant entry and access to the New Premises up to thirty (30) days prior to the date of the anticipated substantial completion of the New Premises for the purpose of Tenant’s installation of any items of personal property, furniture, fixtures and equipment, if any such items are to be installed by Tenant and not Landlord, at appropriate times as reasonably determined by Landlord.
Early Entry by Tenant. Tenant may enter the Suite 800 Premises up to 15 days before the Work therein is Substantially Completed with Landlord’s prior consent (which shall not be unreasonably withheld) to install furniture and phone and data cabling, provided that (a) Landlord is given prior written notice of any such entry, (b) such entry shall be coordinated with Landlord and shall not interfere with the Work, and (c) Tenant shall deliver to Landlord evidence that the insurance required under Section 11 of the Lease has been obtained with respect to the Suite 800 Premises. Any such entry shall be on the terms of the Lease, but no Basic Rent or Additional Rent shall accrue during the period that Tenant so enters the Suite 800 Premises prior to Substantial Completion of the Work therein. Tenant shall conduct its activities therein so as not to interfere with the Work, and shall do so at its risk and expense. If, in Landlord’s reasonable judgment, Tenant’s activities therein interfere with the Work, Landlord may terminate Tenant’s right to enter the Suite 800 Premises before Substantial Completion of the Work therein. In order to permit Tenant to plan for its early entry into the Suite 800 Premises as described above, Landlord shall provide Tenant with notice of the day that Landlord believes is 30 days prior to the date upon which Substantial Completion will occur.
