ELECTRICAL ROOM. The Approved Contractor shall not enter the electrical room without Landlord’s permission.

ELECTRICAL ROOM. Landlord has retained use of, and does not lease to Tenant, the electrical room located in Building 2, as outlined on the site plan attached hereto as EXHIBIT B-2. Landlord agrees to use commercially reasonable best efforts to comply with all reasonable requests of Tenant to assist Tenant in Tenant's installation of its wiring and connections for computer and electrical equipment required by Tenant for the operation of its business in the Premises. Landlord will share use of the electrical room with Tenant. The costs and expenses that are paid or incurred by Landlord for maintaining, operating and repairing the electrical room will be included within Operating Costs to be shared by Tenant under this Lease. In addition, each party shall defend and indemnify the other party and save the other party harmless from and against any and all liability, damages, costs or expenses, including reasonable attorneys' fees, arising from any act, omission or negligence of the indemnifying party or its employees or agents arising from such party's use of or access to the electrical room. Tenant shall permit Landlord and Landlord's employees and agents to enter into, upon and through the Premises, at all times required by Landlord, for ingress and egress to and from the electrical room. Landlord's access through the Premises to the electrical room will be limited to Landlord's technical, maintenance and security personnel. Such access shall be on an as-needed basis only.
ELECTRICAL ROOM. Effective as of March 1, 2005, the Building B main electrical room located at the rear of the Expansion Premises (the “Electrical Room”) shall be deemed a common area for all purposes under the Lease, with access thereto limited to Landlord, Tenant and Adjacent Tenant and their respective authorized agents.
ELECTRICAL ROOM. (a) Tenant shall have the right of access to and --------------- non-exclusive use of the electrical room as depicted on Exhibit C attached --------- hereto located on the fourth floor of the Building; provided, however, that such use by Tenant shall not interfere with the use and enjoyment of any other tenant in the Building. (b) Landlord shall seal, in accordance with the reasonable standards of Tenant, the interior access door to the electrical room located on the first floor of the Building. (c) Landlord shall install, in accordance with the reasonable standards of Tenant, a concrete pad in front of, and a door threshold on, the exterior access door to the electrical room located on the first floor of the Building.

ELECTRICAL ROOM. The laboratory electrical room(s) in the Building at a location designated and determined by Landlord for Tenant’s connections and which Tenant shall have the right to access, solely for the purposes of installing and maintaining electrical connections serving the portion of the Premises dedicated to actual laboratory use (not to exceed 60% of the Premises for the purpose of calculating Tenant’s benefits under this Section 2.2(b));
ELECTRICAL ROOM. “Electrical Room” means the room that is in the basement and is part of the Apartment Parcel as depicted on Exhibit L, which contains electrical meters and other utility connections for the Office/Retail Building and the Apartment Building.

  • Generators Temporary installation of generators, and permanent installation of generators that are placed inside existing buildings or that occupy an area under 50 square feet behind the building they serve.

  • Lavatories Cleaning and janitorial services to be provided in the common area lavatories of the building shall include: 1. Dusting, damp mopping of resilient floors, trash removal, sanitizing of basins, bowls and urinals as well as cleaning of mirrors and bright work. 2. Refilling of soap, towel, tissue and sanitary dispensers to be rendered as necessary. 3. High dusting to be rendered as needed.

  • Lighting A system of fixtures providing or controlling the light sources used on or near the airport or within the airport buildings. The field lighting includes all luminous signals, markers, floodlights, and illuminating devices used on or near the airport or to aid in the operation of aircraft landing at, taking off from, or taxiing on the airport surface.

  • Generator Subject to the provisions of this Section 29.36, Tenant shall be entitled to install, operate and maintain a generator and any other equipment related thereto, including, without limitation, a fuel system, wiring and shaft space (“Generator”) next to the Building at Tenant’s sole cost and expense (without paying any additional fee or rental to Landlord for the use thereof). Prior to the installation of the Generator, Tenant shall inspect the proposed location to determine a suitable location for the Generator, and Tenant shall submit written plans and specifications relative to the type, size and proposed location (including any proposed screening) of the Generator to Landlord for its review and written approval. Tenant shall be solely responsible for the cost of acquisition, installation, operation, and maintenance of the Generator; and Tenant shall install, maintain and operate the Generator in accordance with all federal, state, and local laws, statutes, ordinances, rules and regulations, including without limitation, obtaining and maintaining any and all permits, approvals and licenses required to install and operate the Generator by any governmental authority having jurisdiction. Landlord and Tenant agree that, upon the expiration of earlier termination of the Lease Term, Tenant shall not be required to remove the Generator, any associated cabling, wiring and screening or other improvements. Tenant shall not be entitled to grant or assign to any third party (other than a permitted assignee of Tenant’s rights under the Lease or a permitted subtenant relative to the Premises (or a portion thereof)) the right to use the Generator without Landlord’s prior written consent (which consent may be granted or withheld in Landlord’s discretion). Upon reasonable advance notice to Tenant (and provided Landlord reasonably coordinates with Tenant and provides an alternate source of backup generator capacity during said transition), Landlord shall be entitled to cause the Generator to be moved to another location near the Building, at Landlord’s cost and expense. Tenant shall pay all personal property taxes on the Generator. Tenant shall also pay any increases in the real property taxes of the Building due to the installation of the Generator within thirty (30) days of receipt of notice from Landlord which includes proof of such increase in taxes. Tenant’s indemnity obligations under Section 5.4.1.5 of the Lease, relating to the use of Hazardous Materials, shall apply to the use and operation of the Generator. Finally, Tenant’s insurance obligations under Section 10.3 of the Lease shall apply to the Generator.

  • Electrical Equipment Residents must use only CSA, UL-approved or Canadian-certified electrical equipment; the rated wattage of light fixtures must never be exceeded; and only replacement bulbs supplied by Waterloo maintenance staff may be used. Do not leave any unattended electrical equipment turned on (i.e. hair straighteners, lights etc.)

  • Electrical Service Electrical service for new construction or a renovated existing building shall be 480/277-volt, 3-phase, 4-wire or approved equal. Service shall be sized for HVAC and other mechanical system(s) loads, lighting, general building services, and dedicated computer based office equipment loads. 5 xxxxx per square foot shall be provided for lighting and general service receptacles. Size of neutral conductor of 3- phase circuits shall be twice that of phase conductor to accommodate potential harmonic currents associated with computer system electronic power supplies and fluorescent lighting fixtures electronic ballasts.

  • Drainage Systems (1) Clear culvert inlets, outlets, and sediment catching basins. (2) Maintain waterbars, drainage dips, and other water diversion measures. (3) During active use, patrol and maintain functional drainage. (4) Repair damaged culvert ends.

  • Electrical connections Equipment requiring electrical connections for operation shall either be hard wired to the Authorized User's provided connections or the Contractor shall be responsible for a male electrical union. All connections shall be made by the Contractor and accomplished in accordance with National Electrical Code requirements.   • Electric If Customer has selected an Electricity Fixed Rate on the Application, Customer’s Price will be based on the Fixed Rate(s) which includes Local and State taxes, Gross Receipts Tax (GRT), PJM Adjustment (defined below) charges and adjustments and Utility applied charges and/or fees related to generation, plus the Administration Charge, which includes, Electricity Balancing Amount and third party utility and billing charges.
