Functions/Responsibilities. The City of Berlin agrees to retain Xxxxxxxx Consulting Associates, Inc. (Contractor) of Wolfeboro, NH to perform a City-Wide Statistical Update as provided for in this Agreement. A Statistical Update as defined by Rev 601.25: means the process of a revaluation of all taxable and nontaxable properties in a municipality, using existing property data, to arrive at full and true value as of April 1. This term includes “statistical update” and “statistical reassessment”. (“Measure and Listing” was performed by way of cycled inspections between 2015 and 2019 and not completed by the Contractor listed in this agreement. It is assumed by the Contractor and the Municipality that this data is accurate.)

Functions/Responsibilities. The Property Specialist is primarily tasked to market, promote and sell all of Primabode Realty’s property development projects on an exclusive basis. This function should be strictly carried out according to any and all existing sales guidelines and policies of Primabode Realty. The Property Specialist is tasked to execute and implement any and all sales and marketing activities of Primabode Realty according to set guidelines as provided. The Property Specialist must maintain proper decorum at all times, carry the name of Primabode Realty in a very responsible and respectable manner and must not make any form of misrepresentation regarding the Primabode Realty and its projects to buyers, suppliers, contractors, developers, etc. The Property Specialist is not allowed to sell other real estate properties not endorsed or accredited by Primabode Realty during the existence of his/her contract with Primabode Realty and should not use any official Primabode Realty selling activity to do the same. The Property Specialist must maintain its own lead database by using the designated Customer Resource Management (CRM) tool assigned by Primabode Realty. The Property Specialist will be allowed to recruit his/her own network of sellers who will assist in his/her sales and marketing functions for Primabode Realty. This network of sellers, however, will hold no contract in whatever form with Primabode Realty and will be under the direct control and supervision solely of the the lead Property Specialist, provided that they act and perform their selling functions under the standards set by Primabode Realty. - PROPERTY SPECIALISTS

Contractor shall perform national criminal history checks for Ohio, Indiana, and Kentucky, and 10-panel drug screening tests on all prospective employees performing work under this RFP or coming onto a CMHA property and any resulting contract and provide summaries of the results to the Authority if requested. For the purposes of this section, the term “employees” includes contractor. Prospective employees whose criminal background check discloses a misdemeanor or felony involving crimes of moral turpitude, sexual offenses or harm to persons or property shall not be employed to perform work under this RFP or any resulting contract. Contractor is required to perform drug screening of all employees and to ensure acceptable test results. Criminal history and drug screening checks will be completed at the sole expense of the contractor. Any employee of the Contractor suspected of being under the influence of drugs and or alcohol will be reported to the appropriate personnel at CMHA and/or other local law enforcement. If the employee is determined to be under the influence of drugs or alcohol in any form or manner, or believed by proper authority to be dealing in illicit sale of alcohol or drugs they will be removed and shall not be allowed to return to any job site on the Authority’s property. The Contractor’s contract may be suspended and/or terminated should such a situation occur or if the Contractor fails to submit results pursuant to this section.
