Heating, Ventilating and Air Conditioning; Natural Gas; No Propane. Tenant shall install its portion of the facilities for heating, ventilating and air-conditioning the Premises (to the extent such facilities do not presently exist) and shall operate facilities the Tenant installs (if any) during the Term. The Tenant at its own expense shall maintain and repair its facilities serving the Premises and shall bear the cost and expenses of repairing any damage to the Landlord’s facilities caused by the Tenant’s negligence in maintaining and repairing its facilities. If the costs for repairs to Landlord facilities are determined to be caused by the Tenants negligence in maintaining and operating its facilities, the cost of such repairs will be at the Tenant’s expense. If such a situation occurs, the Landlord will invoice the Tenant for the cost of such repairs as allowed for in Article X, Section X.3.

  • Air Conditioning If the Apartment has been provided with a ledge for split air conditioning system with suitable provision for keeping outdoor units of the AC system and also the route to take refrigerant piping, which the Allottee shall have to strictly follow while installing AC units

  • Pipelines Developer shall have no interest in the pipeline gathering system, which gathering system shall remain the sole property of Operator or its Affiliates and shall be maintained at their sole cost and expense.

  • Erosion and Sediment Control The Contractor shall install and maintain erosion and sediment control devices to prevent adjacent streets, storm drains and property from accumulations of soil, sediment, or dust which result from his work. Devices installed to control sediment and prevent erosion shall comply with the requirements of the Georgia Tech Project Superintendent. The Contractor is responsible for monitoring downstream conditions throughout the construction period and clearing any debris, sediment, and dust caused by the progress of the Work. The Contractor shall inspect, maintain, and clear erosion and sediment control devices at least weekly unless otherwise directed by the Georgia Institute of Technology Construction Manager. At the conclusion of the Work, the Contractor shall remove all installed devices and restoring the site to the satisfaction of the Georgia Tech Construction Manager.

  • Irrigation Systems The Project Area either has no irrigation system or a low-volume drip irrigation system. If a watering system is used, it is a drip irrigation system equipped with a filter, pressure regulator and emitters rated at twenty (20) gallons per hour (gph) or less. The system is maintained free of leaks and malfunctions. No spray irrigation is applied to the Project Area, including spray from irrigation systems adjacent to the Project Area.

  • AIR TRANSPORT 1. Profits derived by an enterprise of a Contracting State from the operation of aircraft in international traffic shall be taxable only in that State.

  • Electrical Safety Only UL approved items are permitted in Housing & Residence Life. Extension and multi-use cords must be heavy duty, single plug, and be UL approved. Altering or adapting electrical outlets and equipment and overloading circuits jeopardize safety and thus are not permitted.

  • Air Transportation In accordance with the standard provision entitled International Air Transportation, any international travel requires prior written approval from the FHI360 contracts administrator.

  • Indoor Air Quality The Employer shall ensure a healthful air quality and attempt to ensure comfortable air temperature in buildings it owns and in space that it leases.
