INSPECTION OF PREMISES BY LANDLORD. 10.1 Tenant agrees that Landlord and the authorized representatives of Landlord shall have the right to enter the Premises at all reasonable times during usual business hours, or at any time in the case of an emergency, for the purpose of (a) inspecting same; and (b) making such repairs or reconstruction to the Premises required by or permitted to be made by Landlord, and (c) performing any work therein that may be necessary by reason of Tenant's default under the provisions of this Lease. Nothing herein shall imply any duty of Landlord to do any work which, under the provisions of this Lease, Tenant is required to perform and the performance thereof by Landlord shall not constitute a waiver of Tenant's default in failing to perform the same. Landlord may, during the progress of any work on the Premises, keep and store upon the parking area of or within the Premises, all necessary materials, tools and equipment. Landlord shall not in any event be liable for any inconvenience, annoyance, disturbance, loss of business, or other damage sustained by Tenant while making such repairs or the performance of any such work on the Premises, or on account of bringing materials, supplies and equipment into or through the Premises during the course thereof. In the event Landlord makes any repairs or maintenance which Tenant has failed to do or perform, the cost thereof plus an overhead allowance of fifteen percent (15%) of such cost shall constitute additional rent and shall be paid to Landlord within ten (10) days of receipt of Landlord's invoice. 10.2 Landlord is hereby given the right during usual business hours to enter the Premises and to exhibit the same for purposes of sale or mortgage, and during the last six (6) months of the Lease Term to exhibit the same to any prospective tenant.

INSPECTION OF PREMISES BY LANDLORD. Tenant covenants and agrees that the Premises shall be open to Landlord and its agents at all reasonable times, except in emergency, upon reasonable notice, for the purpose of inspection and for exhibition of the same for sale or mortgage, and, within the last nine (9) months of the Term, for rent. Landlord will give Tenant at least three (3) business days prior notice before Landlord's entry upon the Premises. During any such entry into the Premises Landlord shall perform its inspection with due diligence and as expeditiously as possible and shall cause a minimum of interference with Tenant's business.
INSPECTION OF PREMISES BY LANDLORD. Tenant shall permit Landlord and the duly authorized representatives of Landlord to enter the Premises, including without limitation the interior of the Improvements, at all reasonable times during usual business hours for the purpose of inspecting the same and for all other purposes reserved unto Landlord under this Lease.
INSPECTION OF PREMISES BY LANDLORD. 13.01 The provisions ofARTICLE XIII” of the Xxxxxxxxx are deemed to be included herein and shall apply as between LANDLORD and TENANT hereunder as if the said “ARTICLE XIII” were fully set forth herein as a direct obligation between LANDLORD and TENANT hereunder and any obligations of the LANDLORD to the OVERLANDLORD shall be complied with by TENANT, and OVERLANDLORD shall have all rights contained in the Xxxxxxxxx against TENANT with respects to the Demised Premises.
INSPECTION OF PREMISES BY LANDLORD. Tenant shall permit Landlord and persons authorized by Landlord to enter the Leased Premises at all reasonable times during the usual business hours, provided that Landlord gives Tenant 24 hour notice, whether or not Tenant or Tenant’s representatives are present (and at any time in the event of emergencies) for the purpose of (a) inspecting the same; (b) performing any work therein that may be necessary whether or not caused by reason of Tenant’s default under any terms of this Lease. Landlord shall reasonably endeavor not to interfere with the conduct of the Tenant’s business in the Leased Premises during any inspection.
INSPECTION OF PREMISES BY LANDLORD. Tenant shall permit Landlord and its agents to enter the Premises at all reasonable times with reasonable notice, except for emergencies in which case no notice shall be required, to inspect the same, to post Notices of Nonresponsibility and similar notices, to show the Premises to interested parties such as prospective lenders and buyers, to discharge Tenant's obligations hereunder when Tenant has failed to do so after written notice from Landlord, and, within one hundred and eighty (180) days prior to the expiration or earlier termination of the Term, to place upon the Premises, Building and/or the Land ordinary "For Lease" signs and to show the Premises to prospective tenants.
INSPECTION OF PREMISES BY LANDLORD. Section 20.1. Landlord and the holder of any Mortgage shall have the right to enter the Leased Premises at all times but, except in the case of emergency, only at reasonable times during usual business hours and without unreasonably interfering with Tenant’s operation of its business, for the purpose of: (a) inspecting them; and (b) making any repairs to the Leased Premises and performing any work therein that may be necessary by reason of Xxxxxx’s Default; and (c) exhibiting the Leased Premises for the purposes of sale, mortgage or renting during reasonable business hours on at least two days’ notice. Section 20.2. Nothing in this Lease shall (a) limit the right of a holder of a Mortgage to inspect the Leased Premises, or (b) imply any duty upon Landlord to do any work which, under any of the provisions of this Lease, Tenant may be required to perform and the performance thereof by Landlord shall not constitute a waiver of Tenant’s default or any of Landlord’s rights and remedies under this Lease by reason thereof.

(b) Landlord is hereby given the right during usual business hours to enter the Premises and to exhibit the same for the purposes of sale or mortgage and, to exhibit the same to any prospective tenant.
INSPECTION OF PREMISES BY LANDLORD. SECTION 15.01 Landlord, its agents or designee shall have the right to enter the ------------- Demised Premises during reasonable business hours for the purpose of inspecting them, and making any repairs to the Demised Premises and performing any work therein that may be necessary by reason of Tenant's default under any of the terms, covenants and conditions of this Lease continuing beyond the applicable periods of grace, and exhibiting the leased premised for the purpose of sale or mortgage, or during the last Lease Year of the term hereof for the purpose of reletting. Landlord may enter at any time in event of emergency. Landlord may install a "For Rent" sign on the premises during the last 90 days of the Lease.
