Lessee’s Compliance. The Lessee, in its use of the Domain Name, shall comply with all applicable laws whether state, provincial, federal, national or international which apply to the use by the Lessee of the Domain Name. The Lessee shall use the Domain Name only for a website and associated email related to the business activities described by the Domain Name. The Lessee shall promptly notify the Lessor of any claim, demand, threat, or legal proceeding, arising in any way from the Lessee's use of the Domain Name or the Lessor's rights associated with the Domain Name. The Lessor retains the right to terminate this Lease Agreement upon five (5) business days' notice, if the Lessee’s use of the Domain Name in any manner is not in compliance with any laws or regulations, worldwide, subject to the Lessee's right to cure any such misconduct if such cure is curable, during the aforementioned five (5) day curative period.

Lessee’s Compliance. Throughout the Lease Term, Lessee, at its sole cost and expense, shall promptly comply with all governmental requirements and with all insurance requirements.

In the event any increase in premiums is caused by the act or omission of Lessee in violation of the terms hereof, payment by Lessee of such increase shall not release Lessee from liability for such violation.

Lessee shall not advertise or permit any advertising which, in Lessor’s opinion, tends to injure the reputation of the Building or impair its desirability as an office building for the location of financial institutions, insurance companies, and other businesses of like nature; and upon written notice from Lessor, Lessee shall refrain from or discontinue any such advertising. Xxxxxx’s use and occupancy of the Premises must be carried out so as not to cause or permit any loud or unreasonable noises or unreasonable disturbances to emanate therefrom, and so as not to disturb, annoy or otherwise interfere with the use and enjoyment of other spaces and public spaces by tenants and visitors. Lessee shall not permit any refuse, debris or rubbish to be placed in the halls or public spaces in the Building and shall not allow the same to collect or accumulate in the Premises.

Provisions relating to obligation to defend the domain name and liability for its use or loss can become very complex. Often it is tied to whose fault it is. Sometimes there is an agreed cap on damages and indemnification provisions regarding legal costs for defense.
Lessee’s Compliance. 6.1 The Lessee shall not at any time use or occupy the Leased Premises nor permit nor suffer the same to be used or occupied in violation of any statute, ordinance or other requirement of any local, state or federal government or any authority, agency or department thereof, and in the event that any local, state or federal government or any authority, agency or department thereof shall hereafter at any time contend or declare by notice, citation, order or in any other manner whatsoever that the Leased Premises is used for a purpose which is in violation of any statute, ordinance or other requirement, the Lessee shall discontinue immediately such use of the Leased Premises.

Lessee’s Compliance. Lessee will not use the Premises for any illegal, immoral or improper purposes, and Lessee will execute and comply with, at Lessee's own cost and expense, all laws, rules, orders, ordinances and regulations now in force or at any time issued, applicable to the Lessee's occupancy of the Premises, by the Municipal, County, State and Federal governments and of each and every department, bureau and office thereof, and with any requirements of any fire underwriters, bureau. Tenant shall not be responsible for any violations of rules, orders, ordinances or regulations due to actions or improvements made by the Lessor, but shall only be responsible for those caused by actions of the Lessee, its agents and employees.
Lessee’s Compliance. In the event of any release by Lessee, or Lessee's employees, officers, directors or agents, on or into the Premises or into the soil or groundwater under the Premises. of any Hazardous Materials during the term, Lessee agrees to comply, at its sole cost and expense, with all laws, regulations, ordinances and orders of any federal, state or local agency relating to the monitoring or remediation of such Hazardous Materials.
Lessee’s Compliance. Lessee will obey and comply with all lawful requirements, rules, regulations and ordinances of all legally constituted authorities, existing at any time during the continuance of this Lease, in any way affecting the Premises or the use of the Premises or any demolition, excavation or construction being done on the Premises or in any way affecting this Lease. The right to contest the validity thereof in good faith is hereby reserved to Lessee.
